Role Overview

The Corporate Commercial Director will provide executive leadership over a portfolio of prominent luxury hospitality projects based in Riyadh, focused on securing strong commercial outcomes, maintaining contractual integrity, maximizing profitability, and ensuring positive cash flow. This role requires spearheading the company’s commercial policies and governance for major projects while collaborating intimately with the CEO, Operations, Finance, Procurement, Legal, Project Directors, and key clients to bolster margin expansion, minimize risks, enhance commercial recovery, and assure sustained business success.

Key Responsibilities

  • Develop and steer the corporate commercial strategy throughout the hospitality project portfolio.
  • Oversee project profitability, forecasting, cash flow management, commercial risks, and the finalization of accounts.
  • Lead significant contract negotiations and manage FIDIC processes, including handling variations, claims, extensions of time, disruptions, and dispute resolution.
  • Implement strong commercial governance frameworks, controls, reporting systems, and key performance indicators.
  • Direct commercial planning for large tenders, contract signings, and procurement of valuable subcontract work.
  • Secure rightful commercial claims and safeguard the company’s contractual interests.
  • Create and nurture strategic commercial relationships with developers, government bodies, hotel operators, project management consultants, consultants, and key subcontractors.
  • Provide guidance and challenge to Project Commercial Directors and Managers to ensure uniform commercial discipline and high performance.
  • Collaborate closely with Finance and Operations teams to improve margins, working capital management, cash collections, and project outcomes.
  • Build, develop, and retain an effective and high-caliber corporate and project commercial team.
  • Serve as a senior executive consultant to the CEO and Board concerning commercial opportunities, risks, and strategic business decisions.

Candidate Profile

  • Possesses 18 to 25+ years of commercial construction experience with significant exposure to Tier-1 contracting.
  • Proven leadership in managing large-scale, complex hospitality or luxury mixed-use projects located in Saudi Arabia or the GCC region.
  • Demonstrated expertise handling extensive project portfolios and commanding high-value contracts.
  • In-depth knowledge of FIDIC contracts, claims handling, contract variations, extension of time processes, commercial negotiations, and dispute resolution management.
  • Track record of enhancing profitability, improving cash flow, and achieving commercial recovery.
  • Exhibits exceptional executive presence and excels in stakeholder relationship management.
  • Experience in leading and fostering large, multidisciplinary commercial teams.
  • Professional accreditations such as MRICS, FRICS, MCIOB, or equivalent are highly advantageous.
