Contracts Manager - Madinah

Overview

AtkinsRéalis is hiring an experienced Contracts Manager to oversee commercial and contractual responsibilities for major high-rise, mixed-use, hospitality, residential, commercial, and large-scale building projects in Madinah, Saudi Arabia. The role involves managing contract administration, commercial management, cost control, change and claims management, and mitigation of commercial risks across the assigned projects.

Key Responsibilities

• Manage construction contracts throughout their lifecycle, ensuring adherence to contractual terms, especially FIDIC-based and bespoke agreements.
• Interpret contract conditions, review contractor claims, payment applications, and commercial correspondence.
• Lead evaluation and negotiation of variation orders, change requests, and claims, working collaboratively with planning and project control teams.
• Supervise budgeting, cost forecasting, cash flow projections, and financial reporting to optimize cost efficiency while safeguarding project goals.
• Support procurement strategies including tender reviews, contract awards, and vendor performance monitoring aligned with project objectives.
• Identify and mitigate commercial risks related to delays, scope changes, and contractual issues, contributing to dispute resolution and risk registers.
• Serve as the main commercial liaison among clients, contractors, consultants, and the internal project teams, facilitating effective communication and stakeholder management.

Candidate Profile

• Bachelor's degree in Quantity Surveying, Commercial Management, Civil Engineering, Construction Management, or related fields; Master’s preferred.
• MRICS membership highly valued; professional certifications in Contract/Commercial Management or Construction Law advantageous.
• 15 to 20 years' relevant commercial and contract management experience with at least 10 years on major high-rise and building projects.
• Experience in consulting, PMC, client, or major contractor environments with a comprehensive understanding of the project lifecycle including procurement, construction, claims, and final accounts.
• Previous experience working in Saudi Arabia or GCC countries is a strong plus.
• Proven capacity managing contracts valued over SAR 500 million and familiarity with Saudi construction market regulations.
• Strong skills in contract interpretation, dispute resolution, negotiation, stakeholder engagement, financial analysis, report writing, and multi-stakeholder coordination.
