Role Overview

Programmed Facility Management seeks a skilled Commercial Estimator to expand our Melbourne-based commercial team. Your core responsibility will be delivering precise, commercially viable, and risk-conscious pricing for a diverse range of Facilities Management, Hard FM, and maintenance bids. Collaborating with operational leaders, finance, business development, and contract management teams, you will craft pricing structures, cost assessments, and commercial proposals aimed at ensuring profitable contracts and compliance.

Key Duties

• Construct detailed pricing frameworks and cost assessments for facilities management and technical maintenance contracts.
• Review work scopes, asset information, labor, material expenses, and subcontractor bids.
• Create pricing submissions that appropriately balance profitability, risk exposure, and market competitiveness.
• Coordinate data collection from operational, technical, procurement, and financial teams.
• Develop financial models, commercial paperwork, and presentations for executive approvals.
• Support all phases of tendering, from pricing to final submission.
• Evaluate commercial risks, assumptions, exclusions, and contractual stipulations.
• Track project timelines and tender deadlines for prompt submission delivery.
• Engage in contract transition planning and post-award implementation tasks.
• Help enhance and standardize estimating methods and pricing processes.

Candidate Profile

Ideal candidates are commercially savvy with strong analytical reasoning and can collaborate effectively across various departments.

Required qualifications and competencies:

• Experience as a Commercial Estimator, Facilities Management Estimator, Commercial Analyst, or equivalent roles.
• Expertise in preparing pricing models for maintenance, facilities management, construction, infrastructure, or technical services contracts.
• Advanced skills in Microsoft Excel and financial modeling.
• Excellent verbal and written communication capabilities.
• Proven ability to engage stakeholders and manage relationships.
• Experience presenting pricing strategies and commercial outcomes to senior management.
• Exceptional attention to detail coupled with strong commercial insight.
• Ability to handle multiple priorities and meet tight deadlines.
• Strong organizational aptitude and problem-solving prowess.

Desirable skills include:

• Trade certification or technical expertise in Electrical, Mechanical, HVAC, Plumbing, Building, or Facilities Management fields.
• Background in Facilities Management, Hard FM, Infrastructure, or Maintenance Services.
• Experience managing pricing models tied to KPIs, SLAs, and abatements.
• Advanced proficiency in Microsoft PowerPoint and commercial reporting.
• Participation in contract transition and mobilization activities.
