Role Summary

The Assistant Quantity Surveyor (AQS) plays a key support role within the commercial team, tasked with monitoring and reporting on the financial status—both current and forecasted—of assigned projects, adhering to JJ Rhatigan’s commercial protocols and documentation standards.

Key Duties and Responsibilities

  • Support procurement by preparing take-offs, assembling tender packages, sending inquiries, and monitoring response returns according to company procurement timelines.
  • Create and update lists of subcontractors and suppliers, facilitating tender communications and clarifications as needed.
  • Examine tender submissions for alignment with scope, drawings, and specifications; manage queries and updates to ensure conformity.
  • Prepare comparative analyses of tender returns to identify gaps, exclusions, and commercial risks.
  • Assist with subcontractor and consultant procurement, including issuing inquiries per company procedures.
  • Help with internal approval documentation linked to subcontractor appointments, guaranteeing all packages are fully authorized before site work commences.
  • Uphold strict compliance to contractual requirements, ensuring orders and necessary documents, including warranties, are complete prior to work initiation.
  • Contribute to monthly valuation processes by compiling and agreeing work completed, aiding cashflow management.
  • Evaluate subcontractors’ and consultants’ monthly payment requests, issue certificates or payless notices as directed.
  • Input approved payments into SAP for required approvals to facilitate timely disbursement.
  • Supply payment checklists post SAP upload to the Commercial Manager.
  • Assist in preparing commercial reports, adhering to reporting schedules, including CVR reports, cashflows, project reviews, and payment assessments.
  • Maintain meticulous project commercial documentation on SharePoint, encompassing correspondence, variation registers, cost reports, and certifications.
  • Handle duties aimed at dispute avoidance; assist in defending against disputes by gathering relevant documentation and liaising with defense teams when necessary.
  • Explore value engineering options to optimize cost-effectiveness regarding materials, trades, and consultants.
  • Support procurement of materials efficiently under guidance from Project Quantity Surveyors.
  • During peak times, assist estimating functions by performing measurements, issuing enquiries, comparing quotations, and verifying scope for tenders with senior estimators’ support.

Required Qualifications and Skills

  • Degree or Higher Diploma in Quantity Surveying, Construction Economics, or related field.
  • At least four years’ experience in a Quantity Surveying or assistant role within the construction sector.
  • Deep understanding of construction contracts, procurement, and commercial management.
  • Strong analytical, numerical, and problem-solving abilities.
  • Advanced skills in Microsoft Office, with particular proficiency in Excel.
  • Familiarity with SAP or comparable commercial management software is a plus.
  • Highly organized, with an eye for detail.
  • Effective team player with confident communication skills for engaging internal and external stakeholders.
  • A proactive learner eager to grow professionally.
