Overview

The Asset Operations Manager based in Makkah, Saudi Arabia, is entrusted with overseeing the comprehensive operational efficiency, preparedness, and value maximization of a portfolio of assets. This pivotal role ensures seamless asset performance, customer satisfaction, fiscal prudence, risk control, and superior operational execution throughout the asset collection.

As the operational lead representing asset ownership, the individual will coordinate across various internal departments, technical teams, external contractors, government bodies, and partners to guarantee assets are successfully launched, operated, and perpetually enhanced aligned with business strategies, operational standards, and key performance indicators.

Key Responsibilities

  • Direct the end-to-end readiness, activation, and sustained performance of all portfolio assets to support overall portfolio goals.
  • Coordinate closely with operators to facilitate asset development, operational mobilization, and smooth transition to operational phase.
  • Manage day-to-day operations through technical and operational teams to ensure service delivery aligns with performance benchmarks.
  • Develop, uphold, and refine operational standards, governance frameworks, and service delivery approaches.
  • Promote continuous enhancements in asset reliability, efficiency, sustainability, lifecycle value, and customer satisfaction.
  • Ensure assets are activated and operationally ready as per approved development and business timelines.
  • Drive performance and value creation via strategic operational oversight and performance monitoring of assets.
  • Establish and track asset-level KPIs addressing operational effectiveness, reliability, profitability, value enhancement, customer focus, and operator efficiency.
  • Pinpoint improvement opportunities to boost asset utilization, operational processes, service quality, and asset lifecycle worth.
  • Make operational decisions that reinforce long-term asset value and commercial aims.
  • Conduct benchmarking of assets and operators, implementing improvements where necessary.
  • Lead the creation of annual operational budgets coordinating with stakeholders.
  • Monitor actual financial outcomes against forecasts, budgets, and business plans.
  • Champion cost optimization initiatives without compromising service quality, safety, customer experience, or asset standards.
  • Identify and enact opportunities for improving efficiency and maximizing value from operational agreements and vendors.
  • Ensure contractors and operators adhere strictly to approved financial and commercial limits.
  • Define and periodically review safety, risk, crisis management, and business continuity processes.
  • Manage operational risk frameworks focused on critical assets, technical systems, and continuity plans for potential disruptions.
  • Maintain compliance with health, safety, environment, regulatory, and security requirements.
  • Conduct regular audits and monitoring of health, safety, and security programs across the portfolio.
  • Identify risks associated with operations and assets, ensuring comprehensive mitigation strategies are in place and updated.
  • Lead crisis response and recovery efforts to secure employees, assets, operations, and business continuity when necessary.

Candidate Profile

  • A bachelor's degree in Business Administration, Engineering, Real Estate, Facilities or Operations Management, or a related field is required.
  • Minimum of 15 years of pertinent experience in asset or property operations, facilities, real estate, hospitality, destination management, or a similar asset-focused setting.
  • Demonstrated senior leadership capability managing multi-asset, complex operational environments.
  • Strong background in overseeing third-party operators, O&M contractors, service providers, and performance-driven contracts.
  • Proven expertise in asset performance management, operational preparedness, activation, and business continuity planning.
  • Profound knowledge of operational risk management, health and safety regulations, security, crisis protocols, and regulatory compliance.
  • Commercial acumen with rich experience in budgeting, financial oversight, and optimizing operational expenditures.
  • Deep understanding of customer-focused asset operations and service delivery excellence.
  • Experience collaborating with government agencies and diverse internal/external stakeholders.
  • Competent in KPI formulation, performance tracking, governance, reporting, and escalation procedures.
  • Exceptional leadership, negotiation, stakeholder engagement, and communication skills.
