Job description
Company Overview
MK Builders and Developers is a prominent property developer renowned in Visakhapatnam, completing over 40 projects and delivering more than 5 million square feet of residential space to 5000+ families.
Key Duties and Responsibilities
- Prepare comprehensive quantity take-offs from architectural drawings and project specifications.
- Create Bills of Quantities (BOQ) for various project types including residential, commercial, and infrastructure.
- Estimate materials, labor costs, and overall project expenses.
- Analyze tender documents and project specifications to assist with cost planning and budgeting.
- Liaise effectively with architects, consultants, and engineering teams to gather inputs for estimations.
- Monitor and control construction budgets ensuring adherence to approved financial plans.
- Track project variations, additional works, and change orders for accurate cost control.
- Conduct cost analysis to identify potential savings.
- Compile project cost and MIS reports for management review.
- Verify contractor and subcontractor bills against site measurements and prepare client billing including running account invoices.
- Measure and certify quantities of completed on-site work.
- Maintain detailed billing, measurement, and progress records, including reconciliation of material usage and wastage.
- Support tendering processes, vendor assessment, and contract review procedures.
- Coordinate with procurement and purchase departments for payment processing.
- Conduct site visits to verify quantities and monitor project progress.
- Work closely with project managers, site engineers, and planning teams to ensure execution aligns with approved plans and budgets.
- Aid project planning and scheduling activities.
- Maintain thorough documentation of BOQs, contracts, billing, and approvals, ensuring compliance with company policies, construction standards, and auditing requirements.
- Keep updated records of project cost changes and revisions.
Qualifications and Skills
- Bachelor's degree in Quantity Surveying, Civil Engineering, Construction Management, or a related field.
- Strong expertise in construction methods, applicable building regulations, and local health and safety standards.
- Proficiency in contract administration and negotiation, with familiarity in contract systems such as FIDIC and NEC.
- Advanced technical skills in cost estimation software like CostX and Candy, CAD/BIM tools, and Microsoft Excel.
- Excellent numerical skills, keen attention to detail, and strong communication abilities to effectively coordinate between clients, architects, and contractors.
