About Cenomi Centers and the Role

Cenomi Centers seeks a seasoned Senior Development Manager to enhance their Development & Delivery team based in Riyadh, Saudi Arabia. This opportunity is tailored for a real estate development expert with substantial experience in retail or mixed-use projects. The selected individual will drive the identification and evaluation of development prospects, advancing projects from initial strategy and feasibility to comprehensive business planning and market positioning.

Key Responsibilities

• Lead evaluation of potential new developments, redevelopments, expansions, and asset improvements.
• Conduct detailed market research, including demand-supply analyses and site inspections.
• Perform comprehensive feasibility studies and financial modeling focused on costs, revenues, ROI, sensitivity analysis, and investment scenarios.
• Generate investment analyses, business cases, scenario models, and development recommendations.
• Create project positioning, conceptualize developments, and develop briefs aligned with market needs and commercial goals.
• Assess land and property opportunities to support acquisition and investment decisions.
• Provide guidance on design during pre-concept and early stages from development and commercial perspectives.
• Collaborate with Leasing teams regarding retail strategies, tenant composition, gross leasable area allocation, and commercial assumptions.
• Formulate cohesive asset business plans working alongside Leasing, Design, Finance, Operations, and Asset Management departments.
• Identify and appraise redevelopment and expansion potential within existing portfolios to boost asset value.
• Stay current on market trends, competitive activities, and novel development ideas to uncover new opportunities.
• Prepare and present studies, strategic plans, and investment recommendations to senior management.
• Coordinate work with internal teams, external consultants, partners, investors, and other stakeholders throughout project lifecycles.

Qualifications and Skills

• Bachelor’s degree in Real Estate, Finance, Business Administration, Architecture or related domain; Master’s degree preferred.
• Minimum of seven years’ experience in real estate development.
• Proficient background in retail or mixed-use property developments.
• Expertise in financial modeling, feasibility assessment, and investment analysis.
• Experience conducting market research and screening development opportunities.
• Capability in project positioning and preparing development concepts and briefs.
• Comprehensive understanding of retail development, mall planning, tenant mix, and gross leasable area management.
• Experience in asset business planning and investment strategy formulation.
• Strong analytical, commercial insight and ability to manage various stakeholders.
• Advanced skills in Excel and PowerPoint.
• Excellent English communication - both written and verbal.
