Role overview

This full-time Porter/Gatekeeper role supports the upkeep of a residential community’s shared spaces, both inside and outside. The position focuses on keeping the property clean, safe, and well-maintained, while also assisting with basic maintenance, cleaning, and moving tasks when needed. The ideal candidate is service-minded, comfortable in a collegiate setting, and able to work proactively with strong attention to detail.

Key duties

• Keep common areas in good condition in line with company procedures, OSHA requirements, and industry standards.
• Handle physically active work that supports property upkeep and helps reduce risk of damage, injury, or liability.
• Remove trash and other waste from shared areas on an ongoing basis.
• Clean curbs, parking spaces, sidewalks, and stairways according to schedule.
• Repair or maintain loose stairwell treads as needed.
• Replace failed exterior light bulbs and inform a supervisor about inventory needs.
• Mow lawn areas, collect clippings, trim planting beds, and clear leaves and other debris from landscaped spaces.
• Apply weed-and-feed treatments as scheduled, overseed areas, and water where required.
• Install seasonal plantings, replacement shrubs and trees, decorative rock, and water features.
• Trim and prune trees and shrubs as directed.
• Maintain, adjust, and repair irrigation systems and fountains when necessary.
• Clean pools and spas according to manufacturer instructions and code requirements.
• Perform routine service and repairs on pool equipment as assigned.
• Understand emergency procedures, including the location and use of water and gas shutoff valves, sewer cleanouts, and fuse panels.
• Encourage safety awareness to help prevent property loss, damage, and injury to residents and visitors.
• Keep ground drainage grates free of leaves.
• Pressure wash sidewalks, buildings, pool decks, and similar surfaces.
• Assist with snow removal when required.
• Complete job-related training as needed.
• Wear the required uniform and maintain a polished, professional presence and attitude.

Requirements

• High school diploma, GED, or trade school diploma, plus at least 1 year of full-time experience in lawn or grounds maintenance, or an equivalent mix of education and experience.
• Ability to read instructions accurately and document labor and materials.
• Consistent punctuality and reliability, with the ability to meet deadlines and adjust to after-hours and weekend emergencies.
• Valid driver’s license.
• Capacity to stand for 8 hours or more and lift up to 100 lbs when needed.
• Willingness to work on-site at the assigned property.
• Availability for on-call duty except during approved paid time off.
• Eligible to work in the United States; visa sponsorship is not available.
