Role Overview

The Porter supports the property on-site by handling groundskeeping and general cleanliness tasks assigned by the supervisor. This includes waste removal, preparing trash for collection, cleaning common areas, and keeping the property presentable throughout the day.

Key Responsibilities

• Complete daily checklists and follow assigned upkeep routines.
• Keep the exterior areas clean and maintain strong curb appeal.
• Support landscaping care between visits from outside vendors.
• Sweep and clean swimming pools when needed.
• Place and arrange property furniture as instructed.
• Mop and vacuum all required areas each day.
• Make sure amenity spaces remain clean and inviting during business hours.
• Maintain product presentation standards in line with brand and company expectations.

Working Conditions

• This role requires working full shifts on-site at the property.
• Additional hours may be needed, including evenings, weekends, and overtime.
• Availability is required for move-outs, turns, and move-ins that may extend beyond standard full-time hours.
• The job involves frequent lifting and moving of items up to 50 pounds, along with bending and stooping throughout the day.

Preferred Qualifications

• High school education or equivalent is preferred.
• Comfort with basic computer tasks is needed.
• Prior experience in maintenance or a skilled trade is a plus.
• Background in student housing or multifamily housing is an advantage.

Additional Information

The reporting line for this position is the Maintenance Supervisor. There are no direct reports for this role. Job duties, reporting relationships, and responsibilities may change as the organization’s needs evolve.
