About the role
Join a real estate investment and development organization whose portfolio spans downtown office properties, residential and master-planned land projects, retail and industrial assets, and significant land holdings. This position will manage a major mixed-use development effort that includes both residential and commercial components. The role is centered on Kiawah Island/Charleston, South Carolina, with occasional travel to the company headquarters in Richmond, Virginia.
What you’ll do
- Take ownership of daily coordination across land development and the vertical construction of commercial and amenity structures.
- Handle land disposition and commercial leasing workstreams.
- Guide sales and marketing initiatives supporting builder home sales.
- Keep project costs under control and ensure timelines stay on track.
- Recruit builder partners and negotiate lot agreements.
- Run the bidding process end to end, including bid solicitations, analysis, comparison, and contract awards.
- Help navigate site plan approvals and permitting challenges with local municipalities.
- Work with private utility providers such as electric, data/fiber, and natural gas companies.
- Monitor compliance with environmental permits and related obligations.
- Track punch lists and support street acceptance and other sign-offs from local or state agencies.
- Manage issuance and reduction of letters of credit tied to completion bonds.
- Share project progress and updates with key stakeholders.
- Build project budgets and monitor differences against plan.
- Support the preparation of marketing and branding materials for the project.
What we’re looking for
- At least 7 years of experience in real estate development, land development, or construction; experience with planned communities is a plus.
- A bachelor’s degree in real estate, civil engineering, construction, architecture, business, or comparable experience.
- A master’s degree in business or real estate is preferred.
- Strong capability in project management and leading teams.
- Ability to interpret construction drawings and civil design documents.
- Well-developed negotiation skills.
- Broad knowledge of the real estate development lifecycle.
- Comfort using Excel, PowerPoint, Word, and Project.
- Excellent organization and the confidence to manage discussions with contractors and municipal staff.
- Self-directed work style with the ability to operate independently.
