About The Role and Company
Established in September 2021, The Vibe Realty is a contemporary real estate development firm dedicated to creating iconic living spaces that fulfill aspirations beyond mere shelter. The Vice President of Operations will provide strategic and operational leadership overseeing multiple construction and real estate development projects, ensuring alignment with organizational values and international standards in Mumbai, India.
Responsibilities
- Lead and supervise multiple construction and project sites, ensuring projects align with approved plans, budgets, schedules, specifications, and quality standards.
- Closely monitor progress versus milestones, identifying risks, delays, and critical dependencies.
- Evaluate site productivity, manpower deployments, material supplies, equipment usage, and contractor performances.
- Coordinate effectively among Project Heads, Site Engineers, contractors, consultants, architects, and vendors to ensure project success.
- Enforce quality standards by verifying compliance with approved drawings and specifications.
- Promptly address operational challenges and resolve execution issues at the site level.
- Analyze project costs, variations, resource use, and wastage.
- Guarantee adherence to safety, statutory, environmental, and legal requirements on-site.
- Perform regular site audits and provide corrective guidance as necessary.
- Escalate significant project risks and schedule delays to CEO/MD along with proposed resolutions.
- Develop and implement operational processes, SOPs, systems, and governance at the head office, ensuring seamless coordination between projects, procurement, billing, contracts, and support functions.
- Establish dashboards, MIS reports, KPIs, and monitoring mechanisms for ongoing operational performance review.
- Manage procurement, vendor management, contract administration, and material planning in collaboration with relevant teams.
- Foster approval processes to support timely decision-making for project requirements.
- Drive initiatives for process enhancement, automation, cost reduction, and efficiency improvements.
- Define accountability and performance benchmarks within operational teams.
- Oversee project planning aspects such as schedules, budgets, resource allocation, and execution methodologies.
- Supervise project cost, time, quality, and productivity metrics, ensuring milestone achievement and addressing bottlenecks with corrective plans.
- Conduct frequent performance evaluations with Project Heads and teams, and prepare consolidated operational MIS reports for senior leadership.
- Manage contractor and vendor relationships, verifying compliance with contractual commitments, schedules, quality, and commercial terms.
- Evaluate contractor productivity, staffing, billing, and resolve any commercial or operational disputes.
- Implement strict vendor governance and performance evaluation systems.
- Optimize resource use including manpower, materials, machinery, minimizing wastage, rework, and idle time in close coordination with Finance and Procurement.
- Ensure quality management systems are fully operational at project sites along with safety policy enforcement and regulatory compliance.
- Review major incidents, enforce corrective actions, and maintain high safety standards.
- Lead, mentor, and develop Project Heads and operational teams by setting clear targets, KPIs, and defining responsibilities.
- Promote a culture focused on performance, accountability, and effective execution.
- Identify training needs, address capability gaps, and plan for succession in key operational roles.
- Conduct regular Project and Operations review meetings presenting comprehensive updates on progress, costs, milestones, quality, safety, manpower, procurement, contractor performance, risks, and delays.
- Provide actionable insights and escalation recommendations to management.

Qualifications & Experience
- Bachelor's degree in Civil Engineering or a related discipline like Construction Management or Operations.
- Advanced degree such as MBA or PGDM specializing in Operations or Project Management is preferred.
- 15 to 25 years of extensive experience in construction or real estate operational leadership.
- Demonstrated success managing multiple large-scale construction projects and sites.
- Proven track record in senior leadership roles integrating both site and corporate operations.
- Deep knowledge of project planning, execution, contracts, procurement, quality assurance, safety compliance, and cost control.
