About the Role
INFYA Living is seeking a highly skilled Senior Quantity Surveyor to join their expanding team based in Dubai. This role involves working on a broad range of project types including residential, commercial, retail, fit-out, turnkey, and other categories. The ideal candidate will be a commercially astute professional who actively safeguards project profitability from tender to final account, going beyond basic measurement and Bill of Quantities (BOQ) preparation.
Key Responsibilities
- Prepare precise quantity take-offs, BOQs, and cost estimates derived from drawings and project specifications.
- Evaluate tender and Request for Quotation (RFQ) documents and assist in creating competitive commercial bids.
- Develop budgets for projects and consistently track actual expenses against approved budgets.
- Assess and process quotations, variations, change orders, and contractual claims.
- Produce monthly valuations, progress payment claims, and detailed project cost reports.
- Conduct commercial assessments, comparisons, and negotiations with subcontractors and suppliers.
- Review and approve subcontractor payment applications.
- Monitor procurement expenditures to identify opportunities for value engineering and cost savings.
- Maintain accurate project cost forecasts, proactively highlighting potential commercial risks.
- Collaborate closely with Project Management, Production, Procurement, Design, and Finance departments.
- Support commercial negotiations with clients, consultants, subcontractors, and suppliers.
- Manage project financial closeout and finalize accounts.
- Ensure targeted profit margins are preserved without sacrificing quality or delivery deadlines.
Candidate Requirements
- Possess between 7 to 10 years of relevant Quantity Surveying and commercial management experience, preferably within the UAE market.
- Demonstrated experience in interior fit-out, residential, commercial, and retail sectors.
- Experience handling complex, high-end turnkey projects will be considered a significant advantage.
- Solid knowledge of BOQs, tender processes, contracts, variations, claims handling, procurement, and final account settlements.
- Strong expertise in project costing and commercial management practices.
- Ability to interpret architectural, interior design, and technical drawings proficiently.
- Excellent negotiation skills alongside strong analytical and problem-solving capabilities.
- Effective communication skills and capacity to manage multiple projects concurrently.
- Prior UAE experience and possession of a valid UAE driving license are desirable.
Additional Skills Preferred
- Familiarity with AutoCAD, PlanSwift, Microsoft Excel, Microsoft Office, and other Quantity Surveying or cost management software tools is advantageous.

The candidate should combine hands-on technical QS expertise with commercial acumen. Active involvement in forecasting, challenging, negotiating, and protecting project profitability is paramount.
