Role Overview

The Senior Projects Manager (SPM) will oversee the comprehensive planning, coordination, and control of fast-paced fit-out projects spanning various sectors including Hospitality, Hotels, High-End Residential, Palaces, Food & Beverage, Retail, Entertainment, Health, and Education. The incumbent aims to ensure projects are financially viable, completed on schedule, within budget, and meet quality expectations.

Responsibilities

• Shape and implement business development strategies aligned with corporate goals.
• Research and establish relationships with prospective clients.
• Participate in industry events to gain insights on market trends and share feedback.
• Manage the tendering lifecycle end-to-end prior to contract award.
• Identify stakeholders and devise communication plans.
• Create project management plans and schedules with clear activity definitions.
• Coordinate procurement activities aligned with project timelines.
• Identify risks, devise risk management strategies and responses.
• Define project objectives, scope, budgeting, scheduling, and subcontractor selection.
• Collaborate with project teams to promote best practices and optimize resource utilization.
• Control all operational aspects including planning, design, estimating, contracting, and construction.
• Maintain accurate construction progress documentation.
• Supervise construction sites along with contractor and vendor management.
• Regularly report site operations updates to stakeholders.
• Ensure effective client communication throughout project lifecycle.
• Direct project execution by monitoring, coordinating, and controlling workflows.
• Recruit, develop, and lead project teams.
• Administer procurement processes in accordance with project schedules.
• Disseminate project information to involved parties.
• Implement quality assurance and control measures continuously.
• Handle local municipal and government approvals essential for project operation and handover.
• Validate and regulate changes in project scope and costs.
• Manage project invoicing and final financial accounting.
• Monitor and mitigate risks throughout project phases.

Candidate Profile and Requirements

• Minimum 15 years of relevant experience within interior fit-out contracting.
• Strong technical expertise, operational execution ability, and commercial acumen related to fit-out trades.
• Proven leadership effectiveness in managing fit-out projects and teams.
• Excellent communication, interpersonal, and leadership qualities for multicultural settings.
• Preferably holds a university degree in a technical field.
• Proficient in handling single or multiple projects from initiation to handover.
• In-depth knowledge of the KSA market, including networks of clients, subcontractors, and suppliers, is advantageous.
• Successful history working on diverse fit-out projects such as Hospitality, Hotels, Residential, Palaces, F&B, Retail, Entertainment, Health, and Education sectors.
• Up-to-date awareness of latest fit-out market developments, with capability to strategize to enhance company presence and branding.
• Fluent English communication skills suitable for a multinational work setting.
