Job description
Role Overview
This role revolves around transforming pricing spreadsheets into dynamic analyses using specialized tools for multiple real estate projects and clients. As a Senior Pricing Analyst, you will engage directly with clients, particularly developers and brokerages, to setup projects, simulate pricing strategies and interpret data insights.
Key Responsibilities
- Import and configure client unit listings, setting base price per square foot (PSF), view premiums, floor-level price increments, and additional cost adders.
- Conduct comparative pricing strategy analyses and clearly communicate differences to stakeholders.
- Validate pricing outputs against Dubai Land Department (DLD) transaction records for the corresponding areas.
- Compile and present pricing summaries during client meetings and actively participate in discussions.
- Provide feedback to the product team regarding tool limitations and potential improvements.
Candidate Requirements
- Minimum 4 years of experience in real estate pricing, revenue analysis, sales analytics or market research within the UAE market.
- Proficiency in Microsoft Excel, with the ability to scrutinize price lists and detect discrepancies.
- Strong understanding of price per square foot calculations, floor-level pricing adjustments, payment plans, and market absorption rates.
- Excellent written communication skills and a composed demeanor during client interactions.
- No programming or coding skills required.
