Senior Financial Analyst

Overview

We are looking for a Senior Financial Analyst with strong analytical skills and commercial insight to join our Finance department at Anan Real Estate Company in Riyadh. This role is central to budgeting, forecasting, financial modeling, project feasibility studies, management reporting, and evaluating overall business performance. Ideal candidates will be experienced in real estate development, investment, or construction sectors within Saudi Arabia.

Key Responsibilities

• Lead the development and maintenance of annual budgets, forecasts, and long-term financial plans.
• Monitor actual financial outcomes against budgets and forecasts, conducting variance analysis to identify performance drivers.
• Create detailed financial forecasts covering revenues, expenses, capital expenditures, cash flow, and profitability.
• Collaborate with various business units to gather and validate financial assumptions.
• Develop financial KPIs, dashboards, and reporting tools for organizational and project monitoring.
• Identify financial risks, trends, and management areas requiring attention.
• Build complex financial models to aid strategic and operational decisions; conduct scenario and sensitivity analyses.
• Assess financial implications of strategic initiatives, investments, and projects, preparing profitability and cash flow analyses.
• Construct and review real estate project feasibility and investment models; analyze assumptions such as land and construction costs, selling prices, rental income, operating and financing costs, and project timings.
• Calculate investment indicators including IRR, NPV, ROI, ROE, payback period, profit margin, and development yield.
• Perform sensitivity analyses on sales prices, development and financing costs, absorption rates, and schedules; evaluate potential acquisitions and partnerships.
• Prepare comprehensive management reports quarterly and annually, including executive-level presentations for senior leadership and the Board.
• Maintain cash flow forecasts at corporate and project levels; analyze funding needs and potential shortfalls.
• Support financial decision-making by collaborating with departments such as Development, Sales, Marketing, and Procurement.

Qualifications

• Bachelor's degree in Finance, Accounting, Economics, Business Administration, or related field; Master's or MBA is a plus.
• Professional certifications such as CFA, CMA, CPA, ACCA, or FMVA are highly regarded.
• Minimum 5 to 7 years of relevant experience in financial analysis, FP&A, investment analysis, corporate finance, preferably in real estate or related industries.

Technical Skills

• Proficient advanced Microsoft Excel skills with expertise in financial modeling.
• Experience in budgeting, forecasting, variance analysis, and management reporting.
• Familiarity with Power BI or similar business intelligence tools preferred.
• Knowledge of ERP systems such as Odoo, SAP, Oracle, or Microsoft Dynamics is advantageous.
• Strong data handling skills to translate complex financial details into actionable insights.
• Excellent abilities in PowerPoint and producing executive presentations.
