Job description
Operational Responsibilities
- Perform daily inspections to verify cleanliness in communal areas and upkeep of landscaping.
- Coordinate with building owners regarding mechanical and electrical services.
- Regularly inspect designated contractors' work (cleaning, pest control, fire protection, lifts) to ensure compliance with management and regulatory standards.
- Conduct daily assessments of other common properties not handled by contractors to confirm proper condition and maintenance.
- Supervise routine testing of plumbing systems to detect defects and schedule periodic checks of lighting controls to identify faults.
- Maintain logs of maintenance activities to avoid excessive repetition of repairs.
- Recommend and oversee approved enhancements, repairs, and upgrades to building facilities.
- Manage mover coordination to reduce operational disruptions.
- Track and report any security breaches, unusual incidents, or hazardous behaviors.
- Oversee air-conditioning system servicing and maintenance.
Energy Management
- Monitor utility usage and equipment readings to identify irregularities and initiate corrective action when necessary.
- Evaluate and propose cost-effective measures to reduce resource consumption and enhance equipment longevity for approval.
Facility Maintenance
- Ensure housekeeping standards are consistently upheld in offices, guardhouses, storage, and rest areas.
Emergency Preparedness
- Establish procedures and maintain a contact list for emergency response scenarios, including pipe bursts, fires, power outages, and structural damages.
- Implement and maintain the Organizational Management System (OMS) in accordance with established organizational standards.
