Role Overview
The Quantity Surveyor will oversee measurement, estimation, tendering, costing, contract administration, valuation, and cost control activities related to marble, general building contracting, and fitting-out projects. Expert understanding of construction materials, marble and stone installation, joinery, civil works, finishes, and commercial project requirements is essential to ensure projects are delivered within budget and meet commercial goals.
Key Responsibilities
- Analyze architectural, structural, interior, and shop drawings alongside project specifications to extract precise quantity measurements.
- Compute material quantities for marble, stone, civil, and fit-out works including flooring, wall cladding, countertops, stairs, vanity tops, thresholds, etc.
- Identify discrepancies by comparing on-site conditions with drawings and maintain detailed Bills of Quantities (BOQs) and measurement documents.
- Verify on-site quantities against approved BOQs and drawings.
- Develop precise project cost estimates and tender proposals based on thorough analysis of drawings, specifications, and scope.
- Request and evaluate quotations from suppliers and subcontractors to formulate competitive and economically viable pricing structures covering materials, labor, equipment, wastage, transportation, overheads, and more.
- Highlight exclusions, assumptions, qualifications, and commercial risks prior to tender submission and assist with rate analysis and rate build-up.
- Respond commercially to tender clarifications and inquiries.
- Detail quantities and costing for various natural stone materials (marble, granite, quartz, porcelain, limestone), considering slab sizes, cutting patterns, wastage, edge profiles, thickness, finishes, and installation criteria.
- Coordinate with vendors over material availability, pricing, lead times, and specifications; optimize stone usage to reduce waste.
- Monitor and control project costs against budgets, prepare cost reports, track material, labor, subcontractor expenses, and flag cost deviations early.
- Generate forecasts and cost-to-complete reports, maintaining oversight of committed costs and actual expenditures.
- Identify, measure, document, and price contract variations and additional works, preparing quotations and maintaining variation logs; assist with claims and extensions.
- Prepare interim valuations, progress payment applications, and review client payment certificates; ensure timely follow-up on pending payments.
- Manage contract administration by reviewing contractual documents, monitoring obligations, keeping records of instructions and correspondences, and identifying contractual/financial risks.
- Compile final accounts and reconciliations for projects and subcontractors, verify quantities against as-built drawings, and support project closure and financial settlements.
Preferred Qualifications and Experience
- 8 to 10 years of relevant experience in Quantity Surveying within marble and natural stone, interior fit-out, or stone fabrication and installation projects.
- Experience working in UAE construction environments with familiarity of local construction practices.
- Possession of a valid UAE driving license.
