Quantity Surveyor

Job Overview

We seek an experienced Quantity Surveyor to independently oversee all quantity surveying, estimation, billing, cost control, and commercial functions for a large residential development in Whitefield, Bengaluru. The role requires extensive experience in residential or commercial building projects, particularly those reaching G+9 floors or taller, with the expectation of predominantly onsite work.

Key Responsibilities

• Measure and verify executed civil, structural, finishing, MEP, and related works accurately.
• Prepare comprehensive BOQs, quantity estimates, rate analyses, costing, and cost comparisons.
• Verify and process bills for contractors, subcontractors, and vendors based on actual site measurements and approved BOQs.
• Assess running account bills for correct quantities, rates, deductions, documentation, and approvals.
• Compile material and quantity reconciliation statements regularly.
• Track actual quantities relative to BOQs, identifying any variations or deviations.
• Prepare and evaluate claims for variations, extra items, and deviations.
• Review and compare quotations submitted by contractors.
• Maintain thorough records including measurements, work and purchase orders, bills, BOQs, and quantity statements.
• Collaborate closely with site engineers to confirm actual work completed onsite.
• Prepare and track project cost estimates and budgets, monitoring commitments and variations.
• Highlight cost overruns to management promptly.
• Verify subcontractor measurements and ensure billing aligns with approved specifications and drawings.
• Review architectural, structural, and MEP drawings for quantity accuracy and discrepancies.
• Coordinate with architects, consultants, contractors, site engineers, project management consultants, and management teams.
• Keep accurate QS documentation and commercial records up to date.
• Generate regular MIS reports on quantities, billing, costs, variations, and financial commitments.
• Complete final measurements, billing, reconciliation, and closeout of contractor accounts.
• Ensure timely and precise reporting of QS activities to project management.

Candidate Profile and Requirements

• Diploma, B.E., or B.Tech degree in Civil Engineering or an equivalent qualification.
• Minimum 5 years of relevant experience in quantity surveying within residential or commercial construction.
• Experience with residential structures of G+9 floors and above is preferred.
• Strong expertise in construction measurement, estimation, cost control, billing, BOQ preparation, rate analysis, and reconciliation.
• Proficient in interpreting construction drawings, specifications, and standard execution procedures.
• Good understanding of current construction rates and market pricing mechanisms.
• Exceptional numerical, analytical, and documentation skills.
• Capable of independently handling QS responsibilities for large scale residential projects.
• Excellent communication and coordination abilities to work with diverse project stakeholders.
• Preference will be given to candidates living in or near Whitefield, Bengaluru.
• The candidate must be willing to work full-time on-site at the project location.

Software Proficiencies

• Working knowledge of AutoCAD.
• Strong proficiency in MS Excel.
• Experience with quantity estimation and billing software.
• Familiarity with project management software is an advantage.

Compensation

The role offers a monthly salary ranging from INR 35,000 to INR 60,000.
