Job description
About the Role
Our client, a growing Toronto-based owner, developer, and manager of boutique residential rental communities, is searching for an experienced Property Manager to take full ownership of a premium purpose-built rental property located in Midtown Toronto. This role involves overseeing the entire building rather than managing only a segment, blending property operations, resident engagement, and leasing responsibilities in a direct and entrepreneurial setting.
Company Environment
This is a focused, non-layered property management firm where senior leadership and ownership remain closely involved with their properties. Approval processes are streamlined, enabling ideas and improvements to be implemented swiftly. The company operates an established residential portfolio with ongoing developments, offering a stable foundation and ample growth potential. High performers are entrusted with significant responsibility and have direct access to decision-makers, encouraging ownership and initiative.
Key Responsibilities
The role demands intimate knowledge of the building. Approximately 70% of your time will be dedicated to property management duties, including daily operations, resident communication, property inspections, coordination of maintenance, preparation of suites, arrears management, and maintaining overall building standards. The remaining 30% focuses on leasing—engaging personally with prospective residents through tours, lead follow-ups, application processing, and supporting move-in processes.
Required Qualifications and Attributes
Applicants should be seasoned residential Property Managers who enjoy being hands-on in the building and relish leasing and resident interactions. Attention to detail and the ability to preemptively address issues rather than delegating alone are crucial. Candidates must possess strong residential leasing or sales expertise, thorough knowledge of Ontario residential tenancy laws, and practical understanding of building operations. A balance of professionalism, customer service orientation, and willingness to actively tackle tasks is essential.
Why Choose This Opportunity?
This position offers substantial property ownership, direct collaboration with ownership, operational autonomy, and clear visibility. The role allows making significant contributions to building management, resident satisfaction, and leasing outcomes, with the prospect of expanding responsibilities as the portfolio grows.
Compensation and Benefits
The expected annual salary ranges between 85,000 and 95,000 CAD, supplemented by a discretionary bonus of up to 10% based on individual performance and experience. Additional perks include health benefits and long-term career opportunities within the company.
