Overview
The Property Director is responsible for supervising the performance and operations of a broad range of residential, commercial, and mixed-use properties. This role demands ensuring smooth property management and efficient facilities operations, maximizing tenant satisfaction, and attaining strong financial outcomes while adhering to local laws and industry benchmarks.
Key Responsibilities
- Develop and oversee the strategic direction and performance metrics for the entire property portfolio.
- Enhance occupancy rates, manage leasing activities, retain tenants effectively, and optimize tenant mix.
- Manage leasing plans, conduct critical tenant negotiations, renew contracts, and nurture long-term tenant relationships.
- Lead the teams responsible for Property Management, Leasing, Marketing, and Maintenance.
- Ensure all properties remain fully functional, well-maintained, and provide high-quality services to tenants.
- Safeguard and increase asset value through operational efficiencies and controlling expenses.
- Track income and operation costs of the portfolio to maintain financial viability.
- Set key performance indicators and accountability standards across departments.
- Guarantee compliance with all applicable regulations, safety protocols, and operational requirements.
- Coordinate activities between Leasing, Marketing, Maintenance, Finance, and Development departments.
- Clarify roles, responsibilities, and financial controls in development, operations, and maintenance activities.
- Drive ongoing enhancements in operations quality, tenant service, and operational efficiencies.
- Deliver regular reports and recommendations to senior leadership on portfolio performance and strategic initiatives.
Qualifications
- Bachelor's degree in Business Administration, Finance, Engineering, or a related domain is required.
- Master's degree preferred to strengthen expertise.
- Between 10 and 15 years or more of relevant experience in real estate, property management, or asset management.
- At least 5 years in a senior management or leadership capacity.
- Demonstrated success managing extensive property portfolios including residential, commercial, or mixed-use assets.
- Experience in the Saudi Arabian/Eastern market is highly desirable.
Core Skills & Expertise
- In-depth knowledge of real estate investment, valuation techniques, and asset management principles.
- Comprehensive understanding of property operations, leasing workflows, and facilities management processes.
- Financial acumen including budgeting, forecasting, and return on investment analysis.
- Proven leadership capability managing diverse teams across multiple site locations.
- Strong negotiation aptitude for contracts with tenants and service vendors.
- Familiarity with local regulatory requirements specific to Saudi Arabia.
