Job description

About the Role

The Project Director is the primary accountable leader responsible for the successful, safe, and profitable completion of the Fujairah Hotel project. This role manages the integration of design, procurement, and construction activities within a unified master schedule. The Project Director safeguards the project's financial health, schedule adherence, and quality standards from inception through final handover and Defects Liability Period (DLP) transition by March 2029.

Key Responsibilities

  • Manage the project’s profit and loss (P&L), cash flow, estimates at completion (EAC), contracts, and change/claim processes to protect project margins.
  • Coordinate and align design, approvals, procurement, and construction activities through a consolidated master programme and release plan.
  • Lead all stakeholders including clients/operators, consultants, regulatory authorities, and subcontractors to finalize decisions and manage interfaces effectively.
  • Oversee package ownership, production control, risk management, reporting accuracy, and recovery efforts across the project team.
  • Ensure compliance with health, safety, environment (HSE), quality standards, mock-ups, testing and commissioning, statutory/operator approvals, and deliver timely handover by March 2029.

Qualifications and Experience

  • Bachelor’s degree in Civil Engineering, Architecture, Construction Management, or a related discipline.
  • At least 20 years of construction industry experience, including a minimum of 8 years in senior project management or project director roles.
  • Proven track record of personally delivering a minimum of two hotel or resort projects, one of which must be a design-and-build project in the UAE or GCC, completed through testing, commissioning, and handover stages.
  • Experience leading contractor-side design and build projects in the UAE/GCC involving complex buildings roughly valued at AED 400 million and an area around 45,000 square meters.
  • Strong expertise in managing P&L, forecasts (EAC), cash management, procurement, handling variations/claims, and knowledge of FIDIC and lump-sum contracts.
  • Direct, hands-on leadership of scheduling, site operations, subcontractor coordination, recovery strategies, and managing multidisciplinary project interfaces.
  • Willingness to reside full-time in Fujairah for the entire project duration.

Skills and Additional Competencies

  • Capability to lead a project organisation comprising approximately 10 to 12 direct functional or package leads.
  • Experience working with international luxury hotel operators and understanding soft-opening procedures is beneficial.
  • Familiarity with Fujairah regulatory authorities or experience managing projects in coastal resort environments or with existing foundation interfaces is an advantage.
  • Possession of PMP certification or chartered status, along with strong skills in Building Information Modelling (BIM), digital controls, and executive-level reporting is favorable.
  • Fluency in English is mandatory; knowledge of Arabic and/or Turkish is an added advantage.
