Position Overview
A client seeks a Procurement Specialist responsible for securing materials, services, and contractor packages essential for real estate development and property operations. This role prioritizes cost-effectiveness, quality assurance, timely delivery, and adherence to company policies and project specifications.
Key Responsibilities
- Oversee procurement processes involving construction materials, fit-out works, equipment, professional services, and facility management contracts.
- Collaborate with project management, engineering, finance, and property teams to determine procurement needs.
- Identify, assess, and prequalify suppliers, contractors, consultants, and service providers.
- Develop and distribute Requests for Quotation (RFQs), Requests for Proposal (RFPs), and tender documents.
- Evaluate technical and commercial bids and produce comparative analysis reports.
- Conduct negotiations on pricing, payment terms, delivery timetables, warranties, and contract conditions.
- Draft purchase orders, service agreements, and contracts with subcontractors.
- Track deliveries and evaluate contractor performance to ensure compliance with quality standards, costs, and project deadlines.
- Maintain updated lists of approved suppliers, procurement documents, contracts, and performance reviews of vendors.
- Support initiatives aimed at value engineering and cost reduction without sacrificing quality.
- Guarantee procurement operations meet company policies, established budgets, contractual demands, and relevant regulations.
- Stay informed on real estate and construction market trends, supplier availability, and fluctuations in material prices.
- Coordinate with finance to validate invoices, payment milestones, and budget tracking.
- Identify risks related to procurement and propose effective mitigation strategies.
Qualifications and Experience
- Bachelor’s degree in Supply Chain Management, Business Administration, Engineering, Construction Management, or related disciplines.
- Minimum 3 to 5 years of procurement experience, ideally in real estate development, construction, property management, or facility management sectors.
- Proven experience in sourcing construction materials, contractors, consultants, and operational services.
- Deep understanding of tendering processes, supplier management, contract negotiation, and cost evaluation.
- Familiarity with ERP systems and procurement software tools.
- Proficient in Microsoft Excel and the Microsoft Office suite.
- Additional certifications such as CIPS or CPSM are considered advantageous.
