Role Overview

The Porter supports the maintenance team to uphold the community's physical condition, ensuring safety, security, and comfort for residents, visitors, and staff. The role encompasses various duties carried out professionally, promptly, and safely.

Compensation

Compensation is set at $22.00 per hour.

Responsibilities

• Maintain cleanliness and visual appeal of the Management Office, model units, common indoor areas, building exteriors, sidewalks, public walkways, stairways, garden spaces, and dog runs.
• Receive and record maintenance work order requests from residents.
• Assist with preparing vacant apartments for renters promptly.
• Compact and remove trash and debris around the community.
• Replace light bulbs as needed.
• Perform snow removal duties including shoveling, salting, sanding, and clearing multiple outdoor areas.
• Deliver notifications to residents as required.
• Transport small equipment or tools between departments.
• Set up tables and chairs for events in the auditorium or hall.
• Adhere to punctuality and reliability standards.
• Perform all other tasks assigned by supervisors.

Requirements

• Ability to read, write, and communicate fluently in English.
• Proficiency with basic to intermediate math.
• No prior work experience needed.
• Strong interpersonal skills to make residents feel comfortable.
• Knowledge and use of janitorial supplies.
• Experience handling general maintenance tools and equipment such as hand tools, pressure washers, blowers, paint devices, pool and ice removal equipment.
• A solid customer service focus.
• Good verbal and written communication skills.
• Basic computer literacy, including familiarity with Microsoft Office suite.
• Willingness to attend training sessions at various locations.
• Capability to arrive onsite within 30 minutes if not residing at the property.
• A valid driver’s license and insurance are recommended.
