Job Overview

The Porter role involves supporting all aspects of groundskeeping, property maintenance, and curb appeal. Duties include power washing, yard care, trash removal, and delivery of appliances. This position requires performing physical labor outdoors under varying weather conditions and handling equipment and heavy items.

Key Responsibilities

• Maintain grounds, exterior buildings, amenities, leasing office, parking areas, and community buildings thoroughly.
• Perform daily trash pickup and replace exterior lighting as necessary.
• Power wash exterior surfaces including homes, community centers, and public spaces.
• Repair and upkeep fences and gates.
• Prepare market-ready homes by clearing abandoned items, pressure washing, yard work, and exterior maintenance.
• Assist management with maintenance tasks such as removal and replacement of appliances and water heaters efficiently.
• Support cleaning efforts in available units, including carpet cleaning where needed.
• Help maintenance team with seasonal snow removal tasks if applicable.
• Keep accurate records of completed work adhering to company standards and policies.
• Ensure curb appeal by removing bulk trash, litter, discarded boxes, newspapers, and other debris.
• Conduct inspections of playgrounds, picnic areas, BBQs, and outdoor community amenities regularly.
• Clean, paint, preserve, and repair playground equipment and related safety materials.
• Perform assigned painting duties.
• Report visible maintenance and safety issues promptly to supervisors.
• Maintain professionalism as a representative of the property at all times.
• Deliver communications to residents as needed.
• Contribute to initiatives aimed at resident retention.
• Address unsafe conditions quickly and report them to management immediately.
• Adhere to all safety regulations and comply with company, local, state, and federal rules.
• Remove abandoned furniture, trash, and boxes, transferring them to dumpsters or appropriate storage.
• Keep dumpster areas tidy by moving trash inside and sweeping surroundings.
• Use blowers regularly to keep sidewalks and walkways free of grass and debris.
• Drive company vehicles or personal/rental vehicles for work duties, with driving ranging from occasional to constant.

Qualifications and Experience

• High school diploma, GED, or equivalent is required.
• One to three years of relevant work experience is necessary.
• Ability to work outdoors in all weather and perform physical labor, including lifting up to 50 pounds occasionally.
• Reliable personal transportation is a must.
• Self-motivated with strong attention to detail; able to prioritize tasks efficiently in a fast-paced environment.
• Dependable attendance and punctuality are essential.
• Basic knowledge of safety protocols.
• Comfort with daily use of technology platforms.
• A valid and active driver's license from the state is required.

Compensation and Benefits

The role offers a competitive hourly wage ranging from $21.35 to $23.14, exclusive of bonuses and fringe benefits, with final salary determined by location, skills, education, certification, and experience. A performance bonus is also available. Benefits include paid time off, medical, dental, life and disability insurance, HSA/FSA accounts, retirement plans, and rewards programs.
