Work Schedule

This position operates Tuesday through Saturday.

Key Responsibilities

• Efficiently manage and resolve daily resident work orders, prioritizing requests to ensure timely completion.
• Prepare vacant apartments for new tenants, ensuring units adhere to company quality standards and checklists.
• Maintain outdoor property areas and perform seasonal tasks such as cleanup and pool upkeep.
• Conduct thorough walkthroughs of the property to check for issues and document and address any deficiencies.
• Assist with inspections as directed by the Maintenance Engineer or Property Manager.
• Coordinate outside contractors for projects when necessary under supervisory guidance.
• Perform cleaning and supply maintenance in designated building areas, including dusting, sweeping, vacuuming, mopping, vent and restroom cleaning.
• Manage and carry out annual inspections on fire extinguishers, life safety systems, elevators, and other regulatory requirements.
• Participate in staff meetings and complete assigned virtual training sessions.
• Carry out additional duties assigned by the Maintenance Supervisor or Property Manager.

Required Qualifications

• Minimum one year of residential maintenance experience.
• High school diploma or equivalent certification.
• Proficient in English reading, writing, verbal instructions, and basic math skills.
• Experience with HVAC systems required; possession of HVAC certification is an advantage.
• Familiarity with Microsoft Office applications.
• Strong time management and problem-solving capabilities.
• Excellent interpersonal skills for resident interaction.
• Awareness and adherence to safety protocols due to exposure to mechanical parts, airborne particles, and electrical hazards.
• Physical ability to walk, stand, sit, crouch, crawl, climb, with capacity to lift up to 100 pounds. Will work outdoors and be exposed to weather elements.
