Job description

Role Overview

The Maintenance Technician will be a key support to the Maintenance team at a premium Built to Rent property in East Croydon, tasked with ensuring exceptional upkeep and customer service across the tenancy experience. This role encompasses comprehensive building maintenance management, including overseeing service requests, guaranteeing timely completion per service level agreements, supervising external contractors, and assisting leadership with tenancy and safety-related concerns. Mandatory training in Fire Safety, Health & Safety, and First Aid will be provided.

Key Duties

  • Manage and prioritise maintenance service requests, addressing urgent matters promptly while resolving all issues efficiently.
  • Collaborate with builders to oversee defect rectifications under warranty periods.
  • Ensure apartments meet quality and readiness standards.
  • Maintain the aesthetic and upkeep of community spaces through inspections and tours.
  • Perform health and safety tasks such as smoke and carbon monoxide alarm installation, emergency equipment audits, Legionella testing including weekly flushing in vacant units, and support risk assessments.
  • Conduct general maintenance such as fitting shelves, hanging pictures, installing window locks, and supporting resident move-ins and move-outs.
  • Maintain external grounds to high standards and assist with parcel and waste management tasks.
  • Collaborate effectively with the team to uphold or surpass organizational expectations for building performance.

  • Excellent verbal, written, and presentation communication skills.

  • Positive attitude that supports team cohesion and outstanding resident service delivery.
  • Proficiency in Microsoft Office and Outlook with the willingness and capacity to learn new property management software systems.

Experience and Qualifications

  • Minimum 2-3 years’ experience in maintenance or facilities management roles.
  • Preference for candidates with plumbing expertise.
  • Experience with Microsoft Office suite and general management software applications.
  • Willingness to pursue industry-recognised qualifications; company covers associated costs.
  • Possession of a clean driving licence is mandatory.

Compensation and Benefits

  • Salary offered is £30,000 annually.
  • Performance bonuses linked to targets such as rent achievement, tenant retention, unit turnaround, and satisfaction metrics.

  • Uniform provided by the company.

Working Conditions

  • Full-time, permanent position on site in East Croydon.
  • Five-day workweek totaling 40 hours, with alternate Saturday shifts and occasional Sundays when necessary.
  • A compensatory day off on Monday or Tuesday following Saturday work.
  • Company provides mobile phone and IT equipment featuring lone worker safety technology and tracking capabilities.
