Role Overview
As a Maintenance Technician, you will actively contribute to the team, gaining experience and training to eventually take on Maintenance Supervisor duties. The core responsibilities include maintaining high standards of resident satisfaction and property upkeep by efficiently managing maintenance tasks.
Key Responsibilities
- Respond promptly to work orders ensuring timely and high-quality completion to enhance resident satisfaction.
- Maintain property aesthetics and safety by performing general upkeep of common areas such as pools, laundry facilities, clubhouses, and parking lots.
- Work closely with the Maintenance Supervisor and team to prioritize daily maintenance activities.
- Deliver outstanding customer service to residents, visitors, and vendors during all interactions.
- Conduct preventative maintenance to preserve and improve property conditions.
- Prepare vacant apartments for new residents ensuring readiness for move-in.
- Identify and address safety concerns or hazardous conditions promptly, including reporting issues to supervisory staff.
- Maintain and repair essential building and site systems.
- Utilize software tools to document work progress and personal performance metrics.
- Engage collaboratively with a dynamic team handling a variety of evolving maintenance needs.
Requirements & Qualifications
- Minimum of one year experience in general maintenance or repair, preferably in the multifamily property sector or related fields.
- Possession of EPA Type I, Type II or Universal certification is strongly desired.
- Competency in various trade skills such as plumbing, electrical, HVAC, drywall, framing, painting, roofing, cabinetry, pool maintenance, and appliance repair.
- Trade licensing is an advantage but not mandatory.
- Must own personal hand tools.
- Residence within 30 minutes of the property is required.
- Flexibility to work varied hours including weekends and holidays.
- Reliable transportation is necessary and willingness to participate in a rotating on-call schedule.
- Physical capability to lift, carry, push or pull up to 50 pounds safely.
Preferred Attributes
- High school diploma or equivalent (GED) is preferred.
- Certified Pool Operator (CPO) certification is a plus.

Physical Demands
The position involves periodic walking, standing, sitting, and stair climbing to complete office duties, apartment inspections, and property tours. Approximately 60% of the time involves walking and climbing; 30% involves sitting. Lifting requirements include rare lifting over 150 pounds, occasional lifting between 75 and 150 pounds, frequent lifting between 25 and 75 pounds, and constant lifting under 25 pounds.
