Opportunity Overview
Step into the role of Maintenance Technician at Southwest Properties and sharpen your skills managing daily upkeep across a dedicated portfolio of properties. Work Environment and Schedule
This role is based on-site at residential locations within Halifax Regional Municipality. Daily hours are 7:30am to 4:30pm Monday through Friday. You will be part of an on-call rotation for emergencies after hours, receiving guaranteed compensation for on-call shifts and extra pay for call-outs. Cross-training at various properties is provided for on-call duties.
Primary Responsibilities
- Perform routine maintenance and repairs throughout suites and communal areas, including carpentry, plumbing, painting, drywall repairs, cabinet and countertop installation, and bathroom refurbishments involving demolition, tiling, regrouting, and silicone application.
- Troubleshoot maintenance issues efficiently.
- Ensure thorough cleaning post-job and maintain positive interactions with residents.
- Track maintenance tools and inventory to sustain adequate stock levels.
- Comply with occupational health and safety standards at all times.
- Support capital project identification, propose cost-saving measures, and liaise professionally with contractors and subcontractors.
- Manage work orders accurately and promptly within the Yardi system.
- Complete turnover documentation thoroughly after repairs.
- Assist with seasonal duties such as snow and ice removal.
Working Conditions
The job may involve exposure to dust, dirt, chemical agents, and electrical equipment, as well as temperature extremes. Tasks frequently require standing for long durations, stair climbing, lifting heavy objects, working in confined spaces and at heights, tolerating loud noises, and repetitive motions. Regular use of hand and power tools, ladders, and monitoring systems is expected. Weather and resident availability can impact work schedules.
Qualifications and Attributes
- Ideal candidates bring 3 to 4 years’ experience in similar general maintenance roles with competencies in carpentry and plumbing.
- Building Systems Control certification or trade apprenticeship credentials are advantages.
- Demonstrated ability to diagnose and solve maintenance challenges quickly and effectively.
- Familiarity with budgeting considerations and expense management.
- Excellent customer service and strong interpersonal skills.
- Capable of working independently and managing multiple priorities efficiently.
- Detail-oriented with a commitment to quality workmanship.
- Competent in using Microsoft Office and computer systems for tracking work.
- Required certifications include valid driver's license, criminal records check, WHMIS training, and fall protection.
