Role Overview

We are seeking a dedicated Live-In Building Superintendent to join our London, Ontario community and oversee daily property operations, maintenance, and resident relations. This role offers independence, varied responsibilities, and an opportunity to impact resident quality of life positively.

Key Duties

  • Act as the primary on-site resident liaison, delivering outstanding customer service and nurturing tenant relationships.
  • Maintain cleanliness and safety in all common areas through regular inspections and upkeep.
  • Promptly address resident inquiries, service requests, and concerns with professionalism.
  • Manage move-in/move-out inspections and coordinate elevator usage for resident convenience.
  • Perform light repairs, troubleshooting, and scheduled preventative maintenance to uphold property standards.
  • Support tenant retention by proactively resolving issues and collaborating with property management.
  • Organize contractor access and ensure work quality and safety compliance.
  • Contribute to building safety and security efforts, including emergency response and after-hours duties.
  • Manage seasonal property tasks such as waste handling, snow removal, salting, sanding, and grounds upkeep.
  • Serve as first responder on a rotational on-call basis for emergencies like alarms, floods, leaks, or lockouts.
  • Engage in resident community activities to enhance overall living experience.
  • Keep detailed records of building inspections, machinery logs, and operational documentation.

Work Schedule

  • Participate in scheduled weekend coverage including inspections, upkeep, and seasonal maintenance.
  • Respond to after-hours emergencies during evenings, overnight, weekends, and holidays on a rotational basis.
  • Handle urgent building issues calmly and coordinate emergency repairs as needed.
  • Maintain continuity of property safety and operations outside standard hours.

Experience and Qualifications

  • At least 1 year of experience in roles such as Building Superintendent, Manager, Supervisor, or On-Call Cleaner involving residential properties.
  • Experience managing on-call or emergency situations after hours.
  • Familiarity with preventive maintenance and residential building operations.
  • Knowledge of the Ontario Residential Tenancies Act and landlord-tenant laws is beneficial.
  • Valid Police Clearance required.

  • Excellent interpersonal skills for customer service and tenant relations.
  • Strong communication, organizational, and problem-solving abilities.
  • Ability to work independently while balancing multiple tasks effectively.
  • Basic technical knowledge of building systems and maintenance practices.
  • Understanding health and safety regulations and emergency procedures.
  • High attention to detail in maintaining property standards and confidentiality.
  • Physically capable of handling maintenance tasks, including lifting up to 50 lbs.

Compensation and Benefits

  • Competitive salary range of $45,000 to $65,000 per year, inclusive of rent.
