Position Overview

The Lead Maintenance Technician role involves supervising and executing mechanical and technical maintenance tasks to ensure the property’s internal and external structures, grounds, communal amenities, and common areas meet rigorous standards for cleanliness, safety, functionality, and appearance. You will manage maintenance requests, carry out preventative maintenance, coordinate contractors, and uphold safety and quality compliance.

Main Responsibilities

  • Manage and complete work orders from resident service requests and routine property upkeep by diagnosing issues and performing repairs following company policies and safety guidelines.
  • Lead the turnover process ahead of pre-move-out inspections by prioritizing maintenance tasks, scheduling external vendors, obtaining necessary supplies, and inspecting completed work.
  • Establish standards for the upkeep and appearance of the community to align with Greystar’s quality expectations.
  • Regularly review maintenance work by team members to ensure policy adherence, implementing corrective measures if needed.
  • Maintain inventory of spare parts and materials, collaborating with management to order within budget limits.
  • Implement and monitor preventative maintenance programs to extend the life of buildings, equipment, and facilities.
  • Coordinate and supervise contractors/suppliers performing minor works onsite, ensuring compliance with safety protocols and contractual obligations.
  • Oversee contractor performance, maintain detailed records of site activities including permits and risk assessments.
  • Accompany contractors on site as per access and management policies.
  • Ensure contractors maintain valid insurance and relevant qualifications through annual verification.
  • Manage statutory testing records, utilizing team resources as appropriate.
  • Conduct annual PAT testing, inspection of emergency lighting, weekly fire alarm tests, and fire evacuation drills.
  • Collaborate with Community Manager to review and update site risk assessments as required.
  • Support cost-efficiency initiatives by repairing parts where feasible, minimizing material waste, and promoting proper use of tools and equipment.
  • Provide excellent customer service by treating residents with respect, responding promptly to inquiries and complaints, and efficiently handling maintenance requests.
  • Be available on an on-call basis to address emergency maintenance situations or coordinate contractors urgently.

Candidate Profile

The ideal candidate possesses experience in building maintenance within residential settings such as hotels or private residential complexes or has related trade expertise. Proficiency in managing preventative maintenance, conducting risk assessments, performing repairs, and supervising contractors while maintaining compliance with health and safety standards is essential. Candidates should demonstrate a strong work ethic, customer-oriented mindset, and effective communication abilities. Relevant qualifications in electrical, mechanical, or plumbing trades combined with broad building maintenance knowledge and a dedication to ongoing learning are highly valued.
