Role Overview
We are seeking a skilled Estimator or Pre-Development Surveyor to join our Scotland East Division located in Livingston. This significant position offers an exciting opportunity to influence future housing developments across Midlothian, East Lothian, West Lothian, and Fife regions.
Responsibilities
- Develop initial viability cost estimates for land acquisition proposals, seeking approval from the Head of Commercial.
- Collaborate closely with the Land Department on prospective and ongoing development projects.
- Calculate viability estimates that encompass construction expenses, site abnormal costs, professional fees, site management charges, and preliminaries.
- Incorporate development expenditure into financial appraisals and viability studies.
- Contribute to value engineering exercises during appraisal and pre-start phases to optimize costs.
- Obtain specialist quotes for items such as demolition or other abnormal site costs to mitigate risks in land viability assessments.
- Ensure all viability, budget, and valuation processes are fully compliant with Group guidelines.
- Support the Commercial Manager with preparing pre-budgeting cost forecasts for sites.
- Assist in reviewing site budgets and analyzing variance reports to identify discrepancies.
- Offer guidance to Surveyors during project handovers as needed.
- Gather and provide statistical data analysis upon request.
Experience and Qualifications
- Previous experience as an Estimator or Pre-Development Surveyor within a national housebuilding company is essential.
- Possession of a valid CSCS card or an equivalent certification is required.
