About the Role

Join Apto in leading the advancement of the digital economy by overseeing critical estimating functions for hyperscale data centre projects across Europe. These data centres address capacity bottlenecks by providing space, power, and permits where growth is feasible. As part of a team with strong backing from a global investment manager, you will contribute to shaping Apto's future by owning cost estimation and financial planning from early due diligence through to construction stages.

Key Responsibilities

  • Lead the estimation process, ensuring accurate construction cost assessments from Stage 0 due diligence to Issued For Construction (IFC) design stage.
  • Develop and maintain detailed cost databases, historical cost data, geo-parity analysis, and inflation metrics.
  • Drive value engineering by collaborating with design and engineering teams to identify cost-saving measures that maintain safety and quality standards.
  • Create and present customer fit-out cost plans, pricing proposals, and commercial options aligned with client needs and project goals.
  • Work cross-functionally with Design & Construction, Finance, and Strategy & Acquisition teams to support business planning and land acquisition initiatives for data centre projects.
  • Own project funding requests and present these to Apto's leadership team.
  • Review and approve methodologies, forecasts, estimates, and reports from external partners.
  • Assess general contractor and Owner-Furnished Contractor-Installed (OFCI) equipment tenders for competitiveness and conformity with scope and budget.
  • Lead the implementation and customization of enterprise-level estimating software solutions.
  • Develop and enforce quality control procedures for all estimating documentation.

Qualifications and Experience

  • Bachelor's degree in Construction Management, Quantity Surveying, or an equivalent field.
  • Minimum of 10 years' experience in estimating.
  • Preferably experienced with large-scale data centre projects across European markets.
  • Familiarity with hyperscale data centre design standards and cost benchmarking methodologies.
  • Comprehensive knowledge of construction methods, cost drivers, and risk management specific to data centres.
  • Proven ability in building and maintaining data centre cost databases.
  • Understanding of data centre mechanical and electrical systems.
  • Insight into the European data centre supply chain and marketplace.
  • Experience working with and managing third-party Quantity Surveyors.
  • Competence in evaluating land acquisition prospects and supporting project underwriting.

Additional Information

Location: Based in Dublin with required travel across Europe.

Reporting to: Commercial Director at Apto.
