Director - Delivery - Technical

About the Role

Qiddiya Investment Company is looking for an experienced Director - Delivery - Technical to provide expert technical leadership across major residential development projects within the Residential Business Unit. This position encompasses oversight of the technical progress from initial design development and procurement phases through to construction, commissioning, and final handover. The role ensures designs are realized through technically sound, constructible, and cost-effective solutions.

Key Responsibilities

• Lead technical aspects throughout residential development projects from design maturation to construction and handover stages.
• Facilitate collaboration between Development, Design, Delivery, Commercial teams, consultants, and contractors to ensure alignment.
• Critically assess designs to confirm constructability, compliance with technical standards, value engineering opportunities, and identify delivery risks.
• Manage technical approval gates, conduct design evaluations and resolve complex multi-disciplinary interface challenges.
• Contribute to procurement processes including strategy, tendering, and thorough technical assessment of contractors and consultants.
• Supervise key technical interfaces such as architectural, structural, mechanical, electrical, plumbing (MEP), façade, and others during delivery.
• Track project timelines, cost plans, and technical risks, and promote corrective measures when needed.
• Ensure construction adheres to quality standards, specifications, and approved design criteria.
• Oversee testing, commissioning, snagging, defect resolution, and confirm technical readiness prior to project handover.
• Manage relationships with stakeholders, authorities, consultants, and contractors effectively.
• Provide consistent technical guidance and leadership to the residential portfolio's delivery teams.

Requirements

• A bachelor's degree in Engineering, Architecture, Construction Management, or a closely related field.
• Over 15 years of experience in technical project delivery with proven leadership roles.
• Extensive background delivering large-scale residential or mixed-use developments, including apartments, villas, and masterplanned communities.
• Experience on the client-side, particularly with developers or Project Management Consultants (PMC), ideally coupled with experience on the contractor side.
• Proven track record managing the entire project lifecycle: design, procurement, construction, commissioning, and handover.
• Deep understanding of design management, constructability, value engineering, procurement strategies, and construction delivery processes.
• Skilled in managing multidisciplinary teams, contractors, consultants, and complex project interfaces.
• Preferably experienced working within the Gulf Cooperation Council (GCC) region, with Saudi Arabia experience viewed as a strong advantage.
• Demonstrates strong leadership qualities, commercial acumen, and the ability to manage senior stakeholders effectively.
