Cost Manager - Real Estate

About the Role

DesignBuild Search is collaborating with a leading global management and real estate firm to fill the position of Senior Quantity Surveyor based in Dublin. This role involves managing cost estimation and control for a range of projects including fit-out, commercial, refurbishment, and mechanical & electrical works across the Dublin region.

Key Responsibilities

• Lead project cost estimation efforts to maintain costs at or below prevailing market rates within Ireland.
• Oversee contractor selection on a project-specific basis, ensuring competitive bidding and procurement processes.
• Conduct comprehensive cost benchmarking and analysis to support budgeting and value optimization.
• Negotiate costs and contract terms with contractors to secure favorable agreements.
• Develop project budgets and demonstrate value for money through detailed financial proposals.
• Deliver presentations and facilitate reviews with clients regarding project budgets and fee structures.
• Obtain client approvals on budget and fee proposals to ensure alignment and sign-off.
• Manage contractor invoice approvals and final account settlements diligently.
• Prepare monthly cost reporting to track financial progress and project expenditures.
• Administer the Change Order process to address project scope modifications effectively.
• Collaborate closely with project and construction management teams for clear definition and understanding of project scope, specifications, and designs.

Candidate Requirements

• Bachelor’s degree in Quantity Surveying is mandatory.
• A minimum of 5 to 7 years’ experience handling project cost proposals across multiple construction projects concurrently, preferably for large corporate clients.
• Experience in managing cost proposals for technically complex engineering projects is highly advantageous.
• Prior exposure to cost management within a semiconductor manufacturing environment is a distinct benefit.
• Proven ability to manage several tasks simultaneously under high-pressure conditions and conflicting priorities.
• Exceptional analytical skills and meticulous attention to detail.
• Strong numerical, commercial, and financial insight.
• Effective communication skills, both written and verbal, in English.
• Advanced proficiency with Microsoft Excel, alongside competent use of Word and PowerPoint; familiarity with Microsoft Project is preferred.
