Job description
About Linwood Homes
Linwood Homes is committed to pioneering a superior construction approach that helps clients realize their dreams by delivering comprehensive building solutions. Our expertise spans thoughtful design, carefully selected materials, reliable pricing, and accurate timelines. Established in 1968 initially for cottage and cabin kits, we have grown into a full-service design/build construction firm serving BC, Ontario, Alberta, and the Pacific Northwest US. Our projects range from under 500 sq ft to over 10,000 sq ft.
Role Overview
As an Estimator, you will be responsible for developing detailed project pricing from initial concept quotes to detailed IFC plans and change orders. Using Linwood’s proprietary pricing systems, you will generate estimates that influence every stage of the project. Interaction with sales and design teams is essential to clarify costs and assist with budgeting, while working alongside construction teams to improve costing accuracy. Projects vary from single-family homes to multifamily, fire insurance rebuilds, and mixed-use developments.
Key Responsibilities
- Master Linwood’s construction assemblies and structural methodologies to accurately price conceptual designs.
- Create detailed Material Package and Construction Quotes leveraging internal pricing and takeoff tools.
- Estimate costs for third-party designs by compiling material, labor, and equipment expenses via past data, supplier quotes, and software.
- Analyze IFC drawings and develop change orders using Linwood’s systems.
- Evaluate bid documents and insurance quotations for clients and their adjusters.
- Collaborate with sales and design teams to provide cost insights and budgeting support throughout project development.
- Prepare and issue RFQs to specialty subcontractors and suppliers.
- Assist the construction team by reviewing IFC documents and supporting tender packages.
- Manage supplier and vendor information within construction software systems.
Candidate Requirements
- At least 3 years of estimating experience in both single-family and multi-family construction projects.
- Comprehensive understanding of construction practices for single-family custom homes and multi-family developments.
- Familiarity with construction vendors, suppliers, trades, and current design trends.
- Strong communication skills to articulate cost-related information to clients and sales personnel effectively.
- Proficient user of MS Office Suite.
Preferred Qualifications
- Post-secondary education in Construction, Engineering, Wood Processing, Design, or related fields.
- Experience working within BIM models.
- Pre-established relationships with material suppliers.
- Quantity Surveyor certification would be advantageous.
Compensation and Benefits
- Salary range from $65,000 to $80,000 annually, commensurate with experience.
- Comprehensive health and benefits package.
- Three weeks paid vacation annually.
- Flexible hybrid work arrangement: two days remote per week.
