Building Management Systems Engineer

Role Overview

TotalTECH Corporation is looking for an experienced Building Management Systems (BMS) Engineer to lead the design, programming, testing, and commissioning of BMS solutions in Riyadh, Saudi Arabia. This role acts as the technical lead to bridge engineering concepts with practical project delivery, involving HVAC control systems, third-party integration, and collaboration with contractors and consultants.

Key Responsibilities

• Create and configure control logic for HVAC equipment such as AHUs, FCUs, VAVs, Chillers, and Chiller Plant Managers.
• Lead testing and commissioning efforts for BMS and extra low voltage (ELV) systems, ensuring compliance with sequences of operation and successful project handover.
• Design user interfaces and system graphics for BMS workstations utilizing vendor-specific software including Trane Tracer, Niagara N4, and Metasys.
• Conduct third-party integrations through protocols such as BACnet IP/MSTP, Modbus, LON, KNX, and wireless technologies like Zigbee and Air-Fi.
• Review and prepare technical submittals including network diagrams, control schematics, wiring drawings, and sequences of operations documentation.
• Specify and select appropriate field devices, sensors, and controllers based on project requirements.
• Perform site surveys and produce technical reports to support pre-sales and estimation activities.
• Collaborate directly with consultants, main contractors, and MEP teams to troubleshoot site challenges and secure necessary approvals.
• Maintain project documentation including Material Inspection Requests, Method Statements, and O&M manuals.
• Supervise subcontractors and onsite teams during installation, cabling, and termination phases to maintain quality standards.

Required Qualifications and Experience

• Bachelor’s degree in Electrical Engineering, Electronics, or Mechatronics.
• At least 5 years of hands-on experience with BMS controls within the GCC, particularly Saudi Arabia.
• Proficiency in working with two or more vendor platforms such as Trane Tracer TU/SC/Evo, Johnson Controls Metasys/CCT/SCT, or Honeywell Niagara N4 Framework.
• Sound knowledge of BACnet, Modbus, KNX, and LONworks communication protocols.
• Strong troubleshooting skills for variable frequency drives (VFDs) like Danfoss and Schneider, DDC panels, and various field devices.
• Ability to independently manage site operations and liaise effectively with multiple stakeholders.
• Possession of a valid driving license, with preference for KSA/GCC licenses.
