Description
The Project Director will coordinate and oversee design, permitting, construction, and procurement activities from due diligence to final project closeout.
Experience
- 8 to 12 years in construction or design project management in commercial construction.
- Experience in K-12 Education, Hospitality, Multi-Family, or Restaurant/Bar a plus.
- Must have strong skills related to budget and schedule management.
Education
Bachelor’s degree in construction-related major, architecture, civil engineering.
Relocation Requirement
Home office in Alpharetta, GA. Must live or relocate within commuting distance.
Travel
25-30%

Job Responsibilities
Based on qualifications and previous experience.
- Coordinate and manage the Design Team/consultants, including the Civil Engineer.
- Lead design meetings, review drawings and coordinate with operations.
- Coordinate with local jurisdictions related to rezoning, plan review, and permitting.
- Coordinate and manage the General Contractor, including preparing RFQs, RFPs, interviews, and writing GMP contracts.
- Construction management responsibilities include reviewing RFIs (Request for Information), submittals, pay apps, and PCOs (Potential Change Orders). Attending weekly OAC (Owner, Architect, Contractor) coordination meetings.
- Coordinate, procure, and manage material testing, waterproofing consultant, FF&E, Low Voltage Systems, Kitchen equipment, exterior signage, artwork, and Test & Balance.
- Coordinate and manage project closeout activities, including Certificate of Occupancy, punch lists, owner training, working with hotel operations, obtaining closeout documents from the GC, attic stock, warranties, etc.
- Produce Monthly Executive Reports Including:
- Updated Budget
- Updated Progress Report
- Updated Development Schedule

- Develop a standardized online, consistent, customizable project reporting system (w/ dashboard).
