Job Description

The Construction Management Head oversees all aspects of construction projects within the real estate development company. They are responsible for ensuring that projects are completed safely, on time, within budget, and to the required quality standards.

Responsibilities:

  • Project Management: Direct and manage all phases of construction projects from inception to completion, including planning, budgeting, scheduling, procurement, and quality control.
  • Team Leadership: Provide leadership and direction to the construction team, including project managers, site supervisors, subcontractors, and vendors. Foster a collaborative and high-performing team culture.
  • Budgeting and Cost Control: Develop and manage project budgets, monitor expenses, and implement cost-saving measures to ensure projects are completed within budget constraints.
  • Schedule Management: Develop and maintain project schedules, monitor progress, and identify and address potential delays or obstacles to ensure projects are completed on time.
  • Quality Assurance: Implement and enforce quality control measures to ensure that construction work meets or exceeds industry standards and client expectations.
  • Risk Management: Identify and assess project risks, develop risk mitigation strategies, and implement measures to minimize exposure to risks related to safety, financial, legal, and environmental factors.
  • Contract Management: Negotiate and manage contracts with subcontractors, suppliers, consultants, and other stakeholders. Ensure compliance with contractual obligations and regulatory requirements.
  • Safety and Compliance: Implement and enforce safety policies and procedures to ensure a safe working environment for all project personnel. Ensure compliance with relevant health and safety regulations and industry standards.
  • Client Relations: Build and maintain strong relationships with clients, architects, engineers, and other stakeholders. Act as the primary point of contact for client communication and address client concerns or requests in a timely and professional manner.
  • Reporting and Documentation: Prepare regular progress reports, financial reports, and other project documentation for internal and external stakeholders. Maintain accurate project records, including contracts, change orders, and correspondence.

Qualifications and Skills:

  • Bachelor’s degree in construction management, engineering, architecture, or related field. Master’s degree preferred.
  • Minimum of 10 years of experience in construction management, with at least 5 years in a leadership role overseeing large-scale real estate projects.
  • Strong knowledge of construction methods, techniques, and materials, with expertise in residential, commercial, or mixed-use development projects.
  • Proven track record of successfully managing multiple construction projects simultaneously, from concept to completion.
  • Excellent leadership and interpersonal skills, with the ability to motivate and inspire teams to achieve project goals.
  • Strong financial acumen, with the ability to develop and manage project budgets and control costs effectively.
  • Excellent communication skills, both verbal and written, with the ability to effectively communicate with clients, team members, and other stakeholders.
  • Proficiency in project management software and tools, such as Microsoft Project, Primavera P6, or Procore.
  • Strong problem-solving and decision-making skills, with the ability to anticipate and address project challenges proactively.
  • Knowledge of relevant building codes, regulations, and industry standards.
