Mungo Homes is adding a Land Analyst to our Land Planning team in the Raleigh, NC market!

This role will play critical role in conducting Comparative Market Analyses (CMAs) to support our land acquisition efforts. Reporting to the Land Planning Manager, this individual will analyze data to inform strategic decisions, identify trends, and recommend optimal product offerings for new community developments. This position requires proficiency in data analysis, market research, and zoning compliance, as well as the ability to create efficient processes and

tools to streamline operations. This role is crucial in supporting our team in delivering high-quality residential building projects.

Key Responsibilities

Comparative Market Analysis (CMA) Development (Primary Focus):

  • Conduct CMAs for potential land acquisitions, analyzing market trends, typically within a 3-5 mile radius of subject properties.
  • Utilize tools such as Excel, MLS (Multiple Listing Service), Metrostudy/Zonda, and builder websites to collect and analyze data.
  • Evaluate and compare surrounding new home competition based on factors like:
  • Exterior features (siding types, masonry accents, foundation types)
  • Lot sizes
  • Garage configurations (number of bays, attached vs. detached, etc)
  • Home prices & square footage
  • Sales pacing and monthly closings
  • Amenities offered within community
  • Location of community (immediate surrounding proximity)
  • Provide detailed recommendations for:
  • Product selection within the Mungo Homes portfolio (As well as recommendations on new series types when Mungo portfolio options do not align with market trends/demands)
  • Pricing strategies (base pricing, average sales price)
  • Anticipated sales absorption (pacing) per product line

Report And Presentation Creation

  • Develop CMAs, including representative photos for surrounding competition, data visualizations via pricing and pacing graphs, and community statistics.
  • Summarize findings and recommendations for presentation to the Land Planning & Land Acquisition teams and other stakeholders.
  • Support the proforma process by aligning CMA findings with financial projections and return-on investment analyses.

Zoning Compliance And Analysis

  • Review zoning conditions associated with subject properties to ensure compliance with recommendations.
  • Audit architectural plans to confirm compliance with zoning requirements, including detailed reviews of elevations per house plan/new homes series

Efficiency And Process Improvement

  • Establish and maintain catalogs of zoning trends by municipality and architectural design overviews for different product series.
  • Develop tools and processes to streamline repetitive tasks and improve data analysis efficiency.
  • Maintain historical data to leverage insights for future projects.

Cross-Functional Collaboration

  • Collaborate with internal teams, including land acquisition, engineering, and marketing, to ensure alignment on project goals and deliverables.
  • Provide insights to guide decision-making in community design, sales strategy, and amenity planning.

Required Skills And Qualifications

Education: High school diploma or general education degree (GED); 4-year college degree, Bachelor’s degree in Business, Data Science, Real Estate, Urban Planning, or a related field preferred.

Experience

  • Proven experience in data analysis, preferably in real estate or land acquisition.
  • Familiarity with CMA processes and tools such as MLS, Metrostudy/Zonda, and Excel.

Technical Skills

  • Advanced Excel proficiency
  • Strong analytical and problem-solving skills.
  • Ability to interpret construction documents (e.g., architectural drawings).

Soft Skills

  • Strong attention to detail and organizational skills.
  • Excellent communication skills, both written and verbal.
  • Ability to manage multiple priorities and meet deadlines.

Preferred Qualifications

  • Knowledge of municipal zoning codes and conditions.
  • Familiarity with homebuilding industry trends and competitive analysis.
