Ability to work on fast-paced projects which may run 6 weeks long
Safety – Safety planning is to be included in all pre-job planning and considered foremost in the daily operations. All project, governmental, and Company safety regulations and requirements shall be enforced by the PS. Establish Ellipsis Construction safety culture on the project.
Quality – The superintendent is responsible for all quality control on the project, both Company and subcontractors. Any repetitive quality problems with a subcontractor or vendor should be called to the PM’s attention.
Job Planning – Development and implementation of the pre-job plan. Make course corrections to the plan as required. Create material handling and site utilization plans. Maintain accurate timekeeping and cost records. Maintain Project logs.
Scheduling – Participate in the project scheduling to the extent necessary to ensure that it complies with the job planning.
Run Preconstruction meetings with subs to introduce project protocols and logistics. Conduct a safety orientation during this meeting. Coordinate with the Engineer for these scheduled meetings.
Coordinate and supervise all project trade partners.
Develop company engineers, future supers, and project managers. Communicate well with Admin, PM, and all team members respectfully. Resolve issues in a proactive + communicative manner.
Coordinate and schedule all subcontractors – Hold weekly scheduling meetings with all subcontractors’ foremen.
Develop form detailing and special construction methods for job efficiency with the PM.
Study GC/GR cost controls carefully with PM to determine areas needing special attention and initiate changes and procedures to bring costs back into the budget.
Expedite vendors and subcontractors on a daily and weekly basis. Use the project manager for assistance with major or unusual delivery performance problems.
Material Receiving – Be sure that material received is properly inspected for quantity and quality, and that the receiving tickets are properly signed and coded and given to the project manager.
Equipment – Equipment needs should be reviewed with the project manager Emphasis should be given to utilization of Company-owned equipment. If the equipment is not available from Company sources, the superintendent may rent as required. Special efforts should be made to minimize outside equipment rentals.
Owner Relations – Participate in the Owner/Architect/Contractor meetings. Along with the project manager, ensure the Owner and Owner’s representatives are aware of changes to schedule, potential conflicts, etc. Meet project deadlines.
Qualifications: Uphold company core values and mission statement. A 4-year degree in engineering, architecture, or construction management. Minimum of 2-5 years’ experience on commercial construction projects or construction training. Valid Driver’s License. Strong communication skills. Computer software – Microsoft Office 365, specifically Excel based templates, Outlook, OneDrive, Word, PPT, MS Project is a plus, Bluebeam, Procore, or ability to learn listed software as applicable. OSHA-10 min and acquire OSHA-30 once employed
