Job Overview

Cortland Build is seeking a highly skilled and experienced Multi-Family Project Manager to join our dynamic team. This individual will oversee and manage the successful execution of multi-family construction projects in the Southeastern United States, with an initial focus on a historic renovation project in Augusta, GA, scheduled to begin in February 2025. The ideal candidate will possess a deep understanding of multi-family construction, with expertise in managing all aspects of projects ranging from $15M to $50M. The position requires a strong emphasis on project buyout, cost management, and detailed project scheduling. The successful candidate will be instrumental in delivering exceptional results for our in-house development team.

Roles You Will Play

  • Project Management: Oversee the planning, execution, and successful completion of multi-family projects. Manage day-to-day activities on-site and coordinate with internal stakeholders, contractors, and vendors.
  • Historic Renovation Focus: Lead the renovation of a historic property in Augusta, GA, ensuring compliance with preservation standards, local regulations, and project timelines.
  • Cost Management: Manage project budgets effectively, including buyout, subcontractor negotiation, change orders, Pay Application process and vendor management. Ensure projects are completed within financial targets while maintaining quality standards.
  • Project Scheduling: Develop and maintain detailed project schedules, ensuring timely completion of tasks. Coordinate and manage the work of subcontractors and vendors to meet deadlines.
  • Team Collaboration: Work closely with the in-house development team to provide insight and support for all phases of the project, from pre-construction planning through to final delivery.
  • Quality Control: Ensure that all work is completed to Cortland Build’s standards and adheres to all relevant codes and regulations. Conduct regular inspections to monitor progress and quality.
  • Safety Management: Ensure compliance with all safety regulations and maintain a strong focus on safety on the construction site. Conduct safety meetings and inspections as needed.
  • Subcontractor & Vendor Management: Oversee subcontractor performance, ensuring that work is completed on time, within scope, and to the required quality. Manage contract negotiations and ensure adherence to contract terms.
  • Problem-Solving: Address and resolve any issues or challenges that arise during construction, whether related to project scope, budget, or schedule.

Building Blocks of Success

  • Minimum of 7 years of experience in multi-family construction management, with a proven track record of successfully managing projects in the $15M-$50M range. Experience in both ground-up construction and historic renovations is highly preferred.
  • Strong proficiency in construction management software and tools (e.g., Procore, ACC, Microsoft Project, Smartsheet, P6, etc). Detailed knowledge of project scheduling, cost control, and project management systems.
  • Demonstrated experience managing the project buyout process, including negotiating contracts, managing budgets, and tracking project costs.
  • In-depth understanding of detailed project scheduling and the ability to manage competing timelines, resource allocation, and project milestones effectively.
  • Ability to communicate effectively with internal teams, subcontractors, vendors, and clients. Excellent written and verbal communication skills.
  • Bachelor’s degree in Construction Management, Civil Engineering, or related field, or equivalent work experience.
  • Willingness to travel to various job sites across the Southeastern U.S. as needed.
  • Experience with garden style, wrap, and/or podium multi-family construction projects.
  • Prior experience working with historic renovations or adaptive reuse projects.
  • Strong relationships with regional subcontractors and vendors.
