Responsibilities
Reporting to the Managing Partner, Head of East Coast, the Vice President will source, underwrite and execute real estate acquisitions and investments in real estate development projects across the United States in accordance with EAP’s investment strategy. Investment objectives include both direct investments and joint venture investments with local operating partners. Responsibilities include:
- Spearheading the acquisitions/investment process including underwriting, due diligence, deal structuring, and negotiating, as well as preparing investment recommendations and making presentations to the firm’s Investment Committee.
- Create complex, Excel-based acquisition and development cash flow models for evaluating the potential acquisition and/or development of commercial real estate assets.
- Prepare comprehensive investment memoranda, which clearly communicate the investment opportunity.
- Assist in the development of the acquisitions team to support the firm’s objectives and mentor junior team members.
- Cultivate new relationships with sellers, brokers, developers, and capital partners to source transactions, structure partnership agreements, and capitalize investment opportunities.
- Seek new transactions and strategically work with a variety of sources to identify investment opportunities and new markets.
- Conduct market research on sale / lease comps, supply pipelines, demand trends, and local legislation.
- Formulate, critique, and execute comprehensive business plans for each asset to maximize value. Develop and execute approved leasing and capital plans.
- Identify market trends and develop capital plans to transform under-performing assets into properties that are attractive to tenants and investors.
- Oversee development of annual capital and operating budgets for assets and present asset performance to senior management on a quarterly basis.
- Provide effective risk management adherence in line with the firm’s risk and compliance objectives and measures framework.
- Maintain oversight of development workstreams. Provide coordination between the Design and Construction team and the Investment team. Lead development workstreams where applicable.
- Monitor assets for compliance with financial covenants.
- Provide recommendations for refinancing, recapitalizing, and/or exiting investments. Lead marketing process and closing activities.
- Assist in the preparation of fund offering materials, including investor presentations, private placement memoranda, due diligence questionnaires, and presentation of acquisition proposals to senior leadership.
- Assist in the preparation of quarterly investor letters and coordination of quarterly and annual fund investor reporting materials. Inclusive of updates regarding new investments, divestitures, and major leasing activities.
Requirements
With a minimum of six years of real estate experience, the successful Vice President will likely come from a best-in-class real estate investment manager, private equity firm, investment bank, or operating company. Other possible backgrounds include professionals working at a REIT, pension fund advisor, or family office.
Additional Qualifications Include
- This individual will have experience in primary U.S. investment markets and multi-asset class knowledge. Exposure to office, industrial, retail, multifamily, as well as development investments, would be ideal.
- This person is expected to have strong underwriting, financial analysis and negotiating skills.
- Proficiency in Microsoft Word, Excel, PowerPoint, and Outlook is expected.
- Experience with Argus is preferred but not required.
- This person must have outstanding interpersonal and verbal/written communication skills.
- This person must be able to develop and nurture relationships with developers, brokers, operators, capital partners (debt and equity), and market makers, as well as government officials and agencies, in order to identify and execute investment opportunities.
- The Vice President will be an effective player/coach and will participate in training the firm’s junior personnel as they gain more experience. This person will also work cross-functionally on certain assignments.
- This person should have a proactive, energetic, creative disposition and be capable of solving problems independently with resourcefulness, and through the effective management of others.
- The Vice President must be strategic but also must be sufficiently hands-on to ensure proper execution.
- The individual must be bright, entrepreneurial and results oriented. A high sense of urgency is also expected.
- The Vice President should be fluent with key legal documents related to real estate investments and financing.
- Bachelor’s degree in real estate or business administration with a focus on real estate and/or other relevant degree.
- The Vice President must be prepared for moderate travel.
