The Vice President of Property Management Operations overseeing the Minneapolis market is a senior leader within Goldmark and is responsible for directly or indirectly leading a team of Regional Managers, Regional Maintenance Managers, and the broader property teams to achieve consistent high-level financial, operational and resident satisfaction results for each multifamily residential property within their regional portfolio. They lead the development of Goldmark Property Management’s overall sales, financial, marketing and service strategies and are responsible for development of effective strategies within their regional portfolio. The Vice President is a key partner in the development and implementation of company initiatives, policies, and processes. They own the client-owner relationship for each of their properties.
Starting salary: $125,000 annually (or more based on experience)!
Core Performance Responsibilities
- Responsible for ensuring property teams are managing, communicating, and in compliance of all Fair Housing and EPA laws and regulations as well as government programs such as Section 42, Section 8 and MN (d).
- Lead through Regional Managers to:
- Implement effective sales, marketing, and advertising programs to maximize occupancy.
- Conduct regular market analysis to understand and react to current market conditions and competitor environment; develop action plans as appropriate.
- Ensure appropriate engagement and use of corporate marketing strategies and resources.
- Consistently meet and exceed key performance targets, including but not limited to Net Collected Rent (NCR), Net Operating Income (NOI), and Maximum Occupancy.
- Provide direction and guidance on vendor selection and expense management.
- Responsible for ensuring property teams are managing the cleanliness and safety of property interiors and exteriors through the implementation of a standardized preventive maintenance program to minimize expenses.
- Lead through Regional Maintenance Managers and Regional Managers to ensure maintenance work orders are done accurately, safely and in a timely manner when appropriate.
- Responsible for leading through disaster and emergency situations, including the insurance claim process and resident relations.
- Assist with companywide projects and initiatives, including the acquisition and disposition of properties.
Experience, Education, And Licensure
- High School Diploma or GED required.
- A four-year degree in business or a related subject, two to four years of related experience and/or training, or an equivalent combination of education and experience is preferred.
- Must have a valid driver’s license, vehicle, and vehicle insurance per company requirements.
- Proficiency in the English language in reading, writing, and verbal communication is required.
- Proficiency in Microsoft Suite, including SharePoint, Word, Outlook, and Excel required.
- A strong leader who can motivate others to perform to their full potential and can lead through complex customer and employee situations is required.
- Previous sales experience demonstrating a strong sales aptitude, confidence, and drive to close the sale is required.
