Role Overview

The Project Director will provide complete leadership for assigned real estate projects. This position carries responsibility for business performance, project execution, financial discipline, risk control, stakeholder management, and team leadership. The objective is to deliver projects successfully in line with approved plans, profitability goals, customer commitments, and company standards.

Business & P&L Ownership

Own overall project results, including profitability, cash flow, cost control, and business performance.
Steer execution in line with approved business plans and Annual Operating Plans (AOP).
Support asset management actions that protect and improve project returns.
Manage daily project operations, construction progress, and delivery schedules.
Track budgets, financial performance, and operational measures to meet business goals.
Work closely with construction, design, sales, marketing, finance, legal, and customer experience teams.

Project Execution & Delivery

Drive timely delivery while maintaining standards for quality, safety, and compliance.
Implement milestone-based governance and keep work aligned to approved timelines and budgets.
Oversee site operations and execution quality across all phases of the project.
Coordinate effectively with internal teams, consultants, contractors, and outside stakeholders.
Run project review processes to spot execution issues early and put corrective actions in place.

Risk Management & Governance

Spot, evaluate, and reduce risks that can affect timelines, costs, profitability, and customer commitments.
Lead risk reviews during both pre-construction and construction phases.
Create mitigation plans and suggest strategic actions for major project risks.
Ensure compliance with company policies, statutory obligations, and governance frameworks.
Escalate significant risks and provide leadership with clear recommendations for decisions.

Operational Excellence & Process Improvement

Promote continuous improvement to raise efficiency, productivity, and cost effectiveness.
Identify process breakdowns and apply operational best practices across project functions.
Ensure teams follow established systems, processes, governance routines, and project timelines.
Contribute to digital and process transformation efforts that improve monitoring and execution.

Team Leadership & Stakeholder Management

Build and lead strong project teams with a clear focus on delivery.
Set goals, KPIs, and responsibilities for team members aligned with business priorities.
Hold regular performance discussions, coaching sessions, and capability-building reviews.
Encourage teamwork, accountability, and engagement across the group.
Handle relationships with internal stakeholders, external consultants, contractors, and customers.

Experience

Applicants should have 10 to 12 years of work experience.
