About the Employer
This opportunity is with a well-established construction business delivering premium commercial and residential work across the West of Ireland. Role Overview
As a Quantity Surveyor, you will take ownership of the financial and contractual side of construction projects, helping to ensure accurate cost planning and tight cost control from early-stage planning through to handover.
Key Responsibilities
- Prepare precise estimates, cost plans, bills of quantities, and tender packs so that project finances are clearly defined at every stage.
- Manage the sourcing of subcontractors and suppliers, review quotations, negotiate commercial terms, draw up contracts, and ensure procurement aligns with the approved budget and required standards.
- Track and predict project spend, complete regular valuations, review and settle variations, and address cost issues early to keep the job commercially on course.
- Apply risk and value management techniques and produce lifecycle costings to secure the best overall value for client and contractor alike.
- Support cash flow forecasting, prepare interim and final accounts, and ensure payments to subcontractors and suppliers are certified promptly.
- Keep comprehensive project files and contractual records up to date, in line with statutory obligations, internal procedures, and industry standards.
- Work in close partnership with project managers, site teams, clients, design engineers, and architects to clarify requirements, manage constraints, and spot opportunities for value engineering.
- Help resolve commercial or contractual disputes by offering clear, contract-based guidance and practical support.
- Monitor changes in market conditions, including materials, labour, and emerging technologies or methods that could affect cost planning and control.
- Contribute to ongoing business improvement by supporting new systems, processes, and digital tools, while also mentoring junior colleagues.
Requirements
- At least 2 years of experience working as a Quantity Surveyor, preferably in the Irish construction sector.
- A degree in Quantity Surveying, Construction Economics, or a similar field.
- Strong understanding of cost control, tendering, contracts, and construction law.
- Effective communication, negotiation, and analytical abilities.
- Excellent attention to detail, strong organisation, and sound problem-solving skills.
- Comfort using relevant software and preparing clear reports.
- A full driving licence is essential.
