Role Overview
This opportunity is with a medium-sized mechanical contractor that turns over more than €80 million annually. The business delivers a broad range of work, including high-density residential developments such as apartments and housing, hotels, office fit-outs, office buildings, and some industrial projects. Several mixed-use developments are due to begin in Dublin early next year, including schemes in Dublin 8 and Dublin 24. The company works with a limited group of main contractors and regularly secures repeat work directly from developers and main contractors.
Key Responsibilities
- Work with the Safety Advisor to oversee site safety, including setting up, maintaining, and closing out the safety file as part of the project management team.
- Support Mechanical Package Management in handling site QA, including the preparation, control, and final closeout of QA documentation.
- Coordinate project schedules alongside other trades, package leads, the consulting engineer, and client requirements.
- Assist in managing all package-related costs, including subcontractor costs.
- Oversee material deliveries, goods receipt, plant and equipment, variations, and valuations.
- Take responsibility for the smooth running of all day-to-day site activities.
- Manage subcontractor performance by monitoring programme progress and manpower levels, and ensure weekly subcontractor meetings are held.
- Maintain the in-progress snagging process and return weekly punch lists where needed.
- Pass direct labour hours and subcontractor hours to the time administrator for central tracking.
- Attend site meetings, internal project reviews, engineering reviews, planning and coordination meetings, and handover meetings.
- Drive project closeout activities, including O&M manuals, punch lists, safety files, and QA files, with support from the Mechanical Package Manager.
- Prepare and issue a weekly look-ahead plan to coordinate with other trades.
- Produce an internal weekly progress update.
- Plan and monitor material deliveries so they align with the project programme.
- Keep a weekly photographic record of the project.
- Carry out any other duties connected to the role.
What You Need
- A qualification in mechanical engineering or equivalent practical experience.
- Strong computer literacy, including confident use of Word, Excel, and similar tools.
- A solid track record of coordinating and managing large-scale projects.
- Previous experience with a mechanical contractor in the construction industry.
