Role overview
The Facilities Management (FM) Operator supports the smooth daily running of a building or site by overseeing operations, upkeep, and security. The position focuses on keeping core systems such as HVAC, plumbing, electrical, safety, and building controls working properly, while ensuring health and safety standards are maintained and occupant requests are handled without delay.
Core duties
- Act as the first point of contact and communicate with the school representative on a daily basis.
- Log the cooling water temperature and hot water temperature each day.
- Run and supervise the BMS platform daily, and escalate any unusual readings or faults.
- Carry out daily checks on fire alarm and firefighting systems, HVAC, electrical and plumbing systems, low-current systems, building fabric, sports field equipment, and related assets.
- Inspect the facility and document any issues that may affect operations.
- Respond quickly to urgent situations and emergencies.
- Liaise with the building representative to raise issues in the CAFM system and follow through until resolution.
- Track electricity and water usage on a daily or hourly basis, or as requested by management.
- Monitor the domestic water tank and septic tank levels every day.
- When the domestic water tank level is low, notify the line manager and arrange refilling with the water supplier.
- When the septic tank level is high, inform the line manager and coordinate disposal with the septic tank service provider.
- Handle alarms and failures related to facilities and equipment.
- Complete light corrective maintenance and predictive maintenance on mechanical, electrical, and other installed systems.
- Perform daily site inspections, condition surveys, and cleaning inspections.
- Work with the safety team to conduct a monthly fire drill and submit the report to the line manager.
- Arrange sound systems, master clock systems, and air-conditioning scheduling for MPH and main building events.
- Follow up with the reactive team to ensure activities are closed within the required timeframe.
Candidate profile
The ideal candidate holds a diploma or degree in Facilities Management, Engineering, Business Administration, or a similar discipline. Practical knowledge of routine maintenance, building automation systems, and facilities management software is important. The role also calls for strong multitasking, quick problem-solving, and the ability to respond rapidly in emergencies. English is required, and Arabic is preferred.
