About the Role
As the Facility Manager, you will be instrumental in ensuring the seamless operation of H&M's site portfolio. Your primary focus will be on delivering optimized, high-quality, and cost-effective facility management services that align with business objectives and support long-term asset performance. You will function as the FM Category Manager, taking end-to-end ownership of facility management categories. This includes overseeing maintenance, managing suppliers, planning for asset lifecycles, promoting energy efficiency, and fostering cross-functional collaboration to guarantee safe, compliant, and reliable facility operations across all locations.
Key Responsibilities
- Oversee the complete spectrum of facility management, encompassing energy and utilities, cleaning services, waste and pest control, technical installations, general building upkeep, and shopfitting maintenance.
- Act as the FM Category Manager, responsible for defining strategies, setting standards, managing supplier performance, and driving improvements in cost and quality across the entire portfolio, in alignment with the global FM strategy.
- Implement proactive maintenance strategies tailored to customer and colleague needs, based on store segmentation.
- Lead or support the procurement of Facility Service Providers, offering subject-matter expertise to the Procurement Specialist.
- Ensure all facility providers and landlords adhere to contractual obligations and deliver high-quality services.
- Continuously research the market for emerging technologies and advancements relevant to the company's needs.
- Monitor the condition of the property portfolio, identify necessary investments, and plan actions to enhance asset longevity and overall lifecycle performance.
- Develop and maintain planned preventive maintenance schedules for both MEP (Mechanical, Electrical, and Plumbing) and C&I (Controls and Instrumentation) systems to ensure optimal customer experience.
- Create and maintain facility plans that include activities to meet internal and external requirements, balancing scheduled and reactive maintenance tasks.
- Ensure the accuracy and currency of all asset, reactive work, and PPM data within the global FM system (Planon), including lifecycle capital and operational expenditure planning and project documentation.
- Monitor and report on energy consumption at various sites, spearheading initiatives to reduce energy usage and mitigate costs, in line with global energy targets.
- Ensure all facility-related activities are synchronized with business requirements and propose effective solutions to keep facility operations current and aligned with evolving business needs.
Who You Are
- Possess a Bachelor's degree in Facility Management, Engineering, Business Administration, or a related discipline.
- Facility Management or Project Management certifications are advantageous.
- For Hard FM Category Management, a Mechanical or technical engineering background is preferred, particularly in markets where HVAC/VT falls under C&F responsibility.
- For Soft FM Category Management, a Business Administration education is ideal; prior experience in Soft FM supplier roles (e.g., contract management, key account management) is beneficial.
- Demonstrate strong capabilities in supplier management and FM category management.
- Proficient in working with CAFM systems, such as Planon.
- Have a minimum of 3 years of experience in Facility Management, construction, or real estate.
- Proven experience in supplier management, contract management, and FM Category management.
- A solid track record in activity-based budgeting and operational planning.
- Experience in energy management is a plus.
- A background in the retail industry and experience within large international organizations are considered advantageous.
