Role overview

This position focuses on supporting and driving store development activities for a retail network in Singapore. The role combines lease negotiation, landlord relationship management, site evaluation, business case preparation, project coordination, insurance oversight, and cross-functional governance to help the business grow efficiently and responsibly.

Leasing and landlord management

You will take ownership of lease-related work from preparation through execution, working with internal teams and legal advisers as needed. A major part of the role is to independently negotiate lease terms with landlords and secure commercially strong outcomes while keeping operational and legal factors in view. You will also maintain productive landlord relationships across the portfolio, address issues early, and identify opportunities that support the business. In addition, you will analyse commercial terms, compare market deals, and shape negotiation strategy.

Store network planning and business support

The role includes leading feasibility assessments, reviewing potential sites, and performing financial analysis for new openings, lease renewals, and network optimisation. You will also prepare business cases for board review, making sure the commercial logic and risks are clearly presented. Another key responsibility is to contribute to store network strategy through market awareness and data-led insights.

Store development and project delivery

You will oversee documentation and governance for store development work, ensuring materials are accurate, complete, and compliant. Working closely with Project Managers, you will help drive end-to-end store development activities such as planning, design coordination, contract finalisation, procurement, and construction progress monitoring. You will also coordinate with Store Operations and other functions to ensure stores open smoothly.

Insurance and risk management

This role covers store-related insurance administration, including policy renewals and additional coverage for events, pop-ups, and project-related works, all in line with lease obligations. You will manage claims from start to finish, aiming for timely closure and reduced business exposure. You will also help strengthen risk management through structured tracking and stakeholder follow-up.

Cross-functional leadership and governance

You will work across Store Development, Legal, Finance, Operations, and external counterparts to keep lease and project execution aligned and efficient. The role requires representing the function in internal and external discussions, including landlord negotiations and strategic meetings. You will also ensure governance standards are met for approvals, documentation, and process control.

Required skills and knowledge

The ideal candidate should bring strong communication skills, negotiation ability, commercial judgement, and the confidence to influence senior stakeholders. The role also calls for a solid grasp of lease structures, legal and contractual concepts, financial analysis, and the Singapore retail and real estate environment. Strategic thinking, problem-solving, and the ability to work effectively across teams are also important.

Experience and background

Applicants should have a Bachelor’s degree in Business, Real Estate, Finance, Law, or a related field. The role expects around 5 to 8 years of relevant experience in retail leasing, real estate, or store development, along with direct experience in lease negotiation, site selection, feasibility studies, and business case preparation. Experience handling multiple projects at once in a fast-moving environment is also important.
