About the Team

The Applications team is responsible for safeguarding Nomad’s Guaranteed Rent Promise by reviewing each application carefully and confirming whether applicants meet the company’s standards. The group works with precision so owners receive qualified residents quickly and applicants have clarity on what happens next. This function has a direct impact on revenue by ensuring property screening is thorough and leases are completed efficiently.

About the Role

The Applications Coordinator manages Nomad’s screening and risk controls, guiding applicants through a standardized qualification workflow and deciding whether they are eligible for Guaranteed Rent.

The team handles 700 to 1,000 applications each month, so the role requires speed without sacrificing accuracy. You’ll apply a consistent review process, use sound judgment on complex edge cases, and know when a matter can be resolved independently or should be escalated.

You will also serve as the internal expert on application status and eligibility. Onboarding and Support teams will depend on you for clear answers that keep deals progressing. Since eligibility decisions can be stressful for both owners and applicants, you’ll need to communicate proactively and move cases forward efficiently.

What You’ll Do

  • Oversee the full application journey, from initial intake through final decision, and ensure every file continues moving.
  • Assess applicant eligibility accurately and within deadlines, using Nomad’s Guaranteed Rent standards while staying aligned with Fair Housing, FCRA, and ADA rules.
  • Take ownership of compliance and risk for every application, helping protect Nomad from liability and preserve the Guaranteed Rent Promise.
  • Maintain regular communication with owners and applicants through email, text, and phone.
  • Keep systems and records up to date as leases, renewals, and addendums are completed.
  • Identify recurring operational and technical issues and share observations that can improve the workflow.

Who You Are

Required Experience and Skills

  • 1 to 2 years of experience in property management, operations, compliance, customer support, or a similar field.
  • Ability to apply a defined process accurately while reasoning through ambiguous or edge-case applications without overlooking details.
  • Confidence working in a high-throughput pipeline while keeping screening quality and accuracy steady during volume spikes.
  • Strong written and verbal communication skills across email, text, and phone, with the ability to keep people informed and calm during high-stakes decisions.
  • Comfort operating within Fair Housing, FCRA, ADA, and other applicable legal requirements.
  • Strong ownership mindset, with the ability to take responsibility for an application from intake through decision without needing repeated follow-up.
  • Comfort using AI tools to work faster and identify patterns while still applying human judgment to final decisions.
  • Experience using CRMs is required; HubSpot is strongly preferred.
  • Experience working with Google Suite is required.

Location and Work Setup

This is a hybrid position based in Denver, Colorado. The office is located in Uptown, near other tech companies, coffee shops, breweries, and restaurants. Team members work from the office three days per week and may work remotely two days per week.

Compensation

On-track earnings, including base pay and variable compensation, are estimated at $57,000 to $72,000 per year. Final offers may vary depending on experience, skills, location, and role expectations.
